DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

We, MARIA VICTORIA M. EUSEBIO-FINDLEY, of legal age, married to Bryan Warriner,

US CITIZEN, with residence address at 5000 Hames Drive, Concord, California, USA, 94521;
EDMUND M. EUSEBIO, of legal age married to Deborah Mitthelle Eusebio, US CITIZEN, with
residence address at 9 Leonard Court, Danville, California, USA, 94553; MARILOU M. EUSEBIO,
of legal age, married to Cesar California, USA, 94553; EDUARDO M. EUSEBIO of legal age, single,
FILIPINO CITIZEN, EMMANUEL M. EUSEBIO of legal age, married to Josephine Alonzo,
FILIPINO CITIZENS with residence address at Unit 6, 21 East Road corner 17 th Avenue, Cubao,
Quezon City and MARICOR M. EUSEBIO, of legal age, single, FILIPINO CITIZEN, with residence
address 14th 17th Avenue, Cubao, Quezon City that for and in consideration of the sum of FIVE
HUNDRED THOUSAND (P 500,000.00) PESOS, Philippine Currency, to in hand paid and receipt is
hereby acknowledged from LHOYD ARELLANO ABELLE, of legal age, Filipino with residence at
Murphy Cubao, Quezon City, do I hereby SELL, TRANSFER and CONVEY unto the said VENDEE,
his heirs, successors and assigns, a residence land described as follows:

“A parcel of land (Lot 3, of the Cons. –subd. Plan (LRC) Psd-31692, approved as non-subd.
Project being a portion of the consolidation of Lots 1 & 3, blk. 6, Pcs. 726. L.R.C. Rec. No. 917)
including the improvement, a townhouse Unit 3, situated in the District of Cubao, Quezon City, Metro
Manila, containing an area of SIXTY (60) SQUARE METERS, more or less and covered by TCT
NO.004-2013004742 of the Registry of Deeds for Quezon City.

Of which we are the registered owner in accordance with the Land Registration Act, as amended,
our title thereto being evidenced by the above mentioned TCT.

That the VENDORS hereby warrants title and their rights to the property subject of this sale and
bind themselves to defined the same against claim of other persons whatsoever.
