KNOW ALL MEN BY THIS PRESENT:

This DEED OF DONATION made and entered by and among: NORMA B. LEDESMA,
widow, EDGARDO BUÑAG, single, & OFELIA B. MANGALIMAN, widow, all of legal
ages, Filipinos and residents of Kawit, Gloria, Oriental Mindoro, hereinafter called the
DONORS; ANTHONY BUÑAG & CHARLO BUÑAG, JAY LEDESMA, single,
BLANDINA BUÑAG, widow, & REYNALDO BUÑAG, single, all of legal ages, Filipinos
and likewise residents of Kawit, Gloria, Oriental Mindoro, hereinafter called the DONEES:

WITNESSETH I :

That the DONOR is the absolute owner of a certain parcel of land and more particularly
described hereunder as follows:

“A parcel of land located at Kawit, Gloria, Oriental Mindoro, containing an area of ONE
THOUSAND FORTY SIX (1,046) square meters embraced with Transfer Certificate of Title
No. T-38724, known as Lot 6, subdivision plan (LRC) Psd-86101”.
To: Anthony Buñag & Charlo Buñag – 138 sq. m.; Jay Ledesma – 122 sq. m.; Blandina
Buñag – 631 sq. m.; & Reynaldo Buñag – 155 sq. m.;

That for and in consideration of the love and affection which the DONORS held for the
DONEES, the said DONORS by these present, cede, transfer and convey by the way of
DONATION, unto said DONEES the above-described portion of land together with the
improvements existing thereon, free from all liens and encumbrances whatsoever.

That the DONORS do hereby state, for the purpose of giving full effect to this
DONATION, that he had reserved unto himself other properties and further the DONEES accept
and expresses her appreciation and thanks for the kindness and liberality shown by the
DONORS.

That the DONEES are the children/niece/nephew of the DONORS;

W I T N E S S E T H II:

That I, OFELIA B. MANGALIMAN, widow, of legal age, Filipino, and resident of

Kawit, Gloria, Oriental Mindoro, that for and in consideration of the sum of FIFTY
THOUSAND PESOS (P50,000.00) Philippine Currency, to me in hand paid by SPS.
RODOLFO MELGAR & SOLEDAD JAGONG, both of legal ages, Filipinos, and likewise
residents of Kawit, Gloria, Oriental Mindoro, receipt of which is hereby acknowledge have sold,
transferred and conveyed and by these presents, do hereby SELL, TRANSFER, & CONVEY
with an area of ONE HUNDREDD (100) square meters portion of Lot 6, subdivision plan (LRC)
Psd-86101, embraced with Transfer Certificate of Title No. T-38724.

or leasehold tenancy agreement system;

That this affidavit is not intended to circumvent the provision of Presidential Decree No.
27 and LRC Circular No. 232 and to prove that the aforementioned land is UNTENANTED.

authority to do all acts necessary to be done in or about the premises to all intents and purposes
as we might or could lawfully do or cause to be done by virtue of these presents.
