This DEED OF ABSOLUTE SALE, made and entered into in Quezon

Barangay Pasong Putik, Quezon City, Manila, and embraced in and covered by
Transfer Certificate of Title No. N-__________, more particularly described as

subdivision. plan; on the SE., points 1 to 2 by Quirino Highway(20.00 m. wide) on
the SW., points 2 to 3 by Lot 2, cs-04-000963, on the W., points 3 to 4 by Lot 32,
Blk. 11, Pcs-04-000176 and on the NW., points 4 to 5 by Road Lot 1051-New-B-
1-B-5-D(LRC)Psd-304356. Beginning at a point marked “1” on poan, being N.40
deg. 52’E., 146.10 m. from LM No. 13, Tala Estate; thence S.62 deg. 10’W.,
30.40 m. to point 2; thence N.27. Deg. 49’W., 25.90 m. to point 3; thence N.O
deg. 03’E., 29.30 m. to pt. 4; thence N.58 deg. 36’E., 15.87 m. to point 5; thence
s. 28 deg. 46’E., 52.80 m. to the point of the beginning; containing an area of
ONE THOUSAND THREE HUNDRED EIGHTY THREE (1,383) SQ. METERS,
more or less. All pts. referred to are indicated on the plan and are marked on the
ground bs. ff: points 2 & 4 by Old PS and the rest by PS cy. Con. Mons. 15x60
cm., bearings true; date of original survey, Sept. 1907-March 1908 and that of the
subdn. Survey, executed by Nelson M. Davil Geod. Engr., on Nov. 7, 2007.

NOW, THEREFORE, for and in consideration of the premises and the


sum of ________ Million Five Hundred Thousand Pesos Only (-P-
__,500,000.00), Philippine Currency, receipt whereof in full is hereby
acknowledged by the VENDOR from the VENDEES, the VENDOR does hereby
SELL, CEDE, TRANSFER and ASSIGN, absolutely and forever, in favor of the
VENDEES, their heirs, executors, administrators and assigns the above-
described condominium unit and all the improvements found thereon, free from
any and all liens and encumbrances whatsoever and whomsoever.
The payment of Capital Gains Tax (CGT) shall be for the account of the
VENDOR. The CGT shall be deducted from the abovementioned consideration
to be held by the real estate agent for payment to the Bureau of Internal
Revenue. On the other hand, the Documentary Stamp Tax, Transfer Tax,
Registration Fees and other expenses for the transfer of the property to the name
of the VENDEES shall be for the account of the VENDEES.
