DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE (hereinafter referred to as


DEED) is made and entered into at Davao City, Philippines,
executed by and between:

HANNAH MELISSA SACUAN WU, of legal age, Filipino, married


to WU, JIETING (Chinese) and a resident of Camia St., Barangay
Ubalde, R. Castillo, Agdao, Davao City, Philippines, is the registered
owner of the following described property, and hereinafter
referred to as “VENDOR”.

and

VANESSA NAKILAN MAEKAWA, of legal age, single,


Filipino, and a resident of Purok 2 Brgy. Caliclic, Babak,
Island Garden City of Samal Davao City, Philippines, and
hereinafter referred to as “VENDEE”.

WITNESSETH:

That the VENDOR is the registered owner of a parcel of


land covered by Transfer Certificate of Title No. 146-
2023005745 which is situated in Barangay of Agdao, City of
Davao, Island of Mindanao, more particularly bounded and
described as follows, A parcel of Land of the CONSO-SUBD.
PROJECT (Lot 3, Blk 1 of the CONSO-SUBD. Plan PCS-
112402-032505) Situated in the Barangay of in the Barangay
of Agdao, City of Davao, Island of Mindanao. The said
property is technically described as follows:

TECHNICAL DESCRIPTION

Bounded as follows: on the NE., Along line 3-4 by Lot 4,


Blk. 1 of the Conso-Subd. Plan; on the SE, Along line 4-1 by Lot
543, CAD. 102 (HRS. Of Policarpin Villanueva; on the SW.,
along line 1-2 by lot 2, Blk. 1; on the NW., Along line 2-3 by
Road Lot 1 (6.00 M. wide) Both of the Conso-Subd. Plan.
Beginning at a Point Marked “1” on Plan Being S. 64 Deg. 21’E.,
115.21 M. from BLLM No. 3, Davao Cadastre. Thence… No. 37
Deg. 00’W., 10.00 M. to Point 2; N. 53 Deg. 01’E., 7.00 M. to
Point 3; S. 37 Deg. 00’E., 10.00 M. to Point 3; S. 53 Deg. 01’W.,

SEVENTY (70) SQUARE METERS, More or less. Points referred
to are indicated on the Plan and are marked on the Ground as
follows: All Points are by PS CYL. CONC. MONS. 15 x 40 CMS.
Bearings True. Date of Original Survey Feb. 1916-May 1920
and that of the Conso-Subd. Survey Nov. 16, 1992 Executed by
Geodetic Engineer Rogelio D. Malabute and approved on March
26, 1993

That for and in consideration of sum of ONE MILLION


PESOS (Php 1,000,000.00), Philippine currency, the said
VENDOR hereby absolutely SELLS, CEDES, DELIVERS,
CONVEYS, DISPOSE, AND TRANSFERS unto the VENDEE all
the rights, ownership, title and interest of the VENDOR in the
above-described parcel of land, under the following terms and
considerations:

1. The VENDOR hereby warrants its title over the said


parcel of land, free from any and all liens and
encumbrances other than those created by operation
of law or stated in this agreement if any.

2. The VENDEE hereby warrants and represents that


he/she has complied or will comply with all his/her
obligation in relation to the purchase of the property in
question.

IN WITNESS WHEREOF, the Parties hereto have
