DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This Deed of Absolute Sale, made and entered into by and between:
PRIMO SABANAL, of legal age, Filipino, married to Milagros Sabanal, and a resident of
Brgy. Mambago-B, Babak Dist., Island Garden City of Samal, Philippines, hereinafter referred
as the VENDOR;
-and-
KEMBER BALAN EDER, of legal age, Filipino, single, and a resident of Blk 6, Lot 6, Ph-
1 Camella Homes Communal, Davao City, Philippines, hereinafter referred to as the VENDEE;
WITNESSETH:
WHEREAS, the VENDOR is the registered owner of a certain parcel of land, more
particularly described as follows:
TRANSFER CERTIFICATE OF TITLE NO. 142-2023010246
“A parcel of land (Lot 8180-H-3-B, Psd-11-154972), being a portion of
Lot 8180-H-3, Psd-112317-138700, situated in the Brgy. of Mambago-B, Babak,
City of Island Garden City of Samal, Province of Davao del Norte, Island of
Samal…containing an area of THREE THOUSAND NINE HUNDRED EIGHT
(3,908) SQUARE METERS, more or less.”
WHEREAS, the VENDOR has offered to sell a portion of TWO HUNDRED (200)
SQUARE METERS, more or less, the above mentioned, more or less to the VENDEE, and the
VENDEE has agreed to buy the same;
NOW, THEREFORE, for and in consideration of the sum of SEVENTY FIVE
THOUSAND (P75,000.00) PESOS, Philippines Currency, the receipt whereof is hereby
acknowledged from the VENDEE to the entire satisfaction of the VENDOR, the said VENDOR
does hereby SELLS, CEDES, TRANSFERS and CONVEYS in a manner of absolute and
irrevocable in favor of the VENDEE, his heirs and assigns, the aforementioned certain portion
parcel of land, to include plants and other improvements found thereon, free from all liens and
encumbrances.
