This DEED OF ABSOLUTE SALE is made and entered into this 7th day of October,
2021 at Cagayan de Oro City, Philippines by and between;
EUTIQUIO AYNON and ERLINDO AYNON, both Filipino citizens and with postal address
at San Rafael, Talakag, Bukidnon, hereinafter referred to as the “SELLER”
AND
CATHERINE B. GABRONINO, single, of legal age, Filipino citizens with postal address at
Westwoods Village, Cagayan de Oro City, hereinafter referred to as the “BUYER”
WITNESSETH:
That the VENDOR is the registered owner in fee simple of a certain parcel of land located at
Purok 3, San Rafael, Talakag, Bukidnon, covered by Original Certificate of Title No.
_______in the Registry of Deeds, Malaybalay, Bukidnon, and more particularly described and
bounded as follows:

“A PARCEL OF LAND (LOT NO. 4543, CAD-630-D Case 20) SITUATED IN
THE BARRIO OF SAN RAFAEL, MUNICIPALITY OF TALAKAG,
PROVINCE OF BUKIDNON ISLAND OF MINDANAO, BOUNDED ON THE
SE., ALONG LINE 1-4 BY LOT 4597; ON THE N.E., ALONG LINES 3-4 BY
LOT 4541; ON THE NE., ALONG LINE 1-4 BY LOT 4597; ON THE NW.
ALONG LINE 2-3 BY LOT 4542, AND ON THE SW., ALONG 1-2 BY LOT
4544, ALL OF CAD-630-D. BEGINNING AT A PT. MARKED “1” ON PLAN,
BEING S., 18 DEG. 04 ‘W., 6054.84 M. FROM BLLM NO. 1, CAD-630-D.)
THENCE N. 55 DEG. 14’W., 79.13 M. TO PT. 2; THENCE N. 51 DEG. 27,E.,
112.93 M. TO PT. 3; THENCE S. 39 DEG. 05 ‘E., 106.48 M TO PT. 4; THENCE
S. 70 DEG. 02’W., 96.23 M TO PT. 1 TO THE POINT OF BEGINNING
CONTAINING AN AREA OF NINE THOUSAND ONE HUNDRED
TWENTY ONE (9,121) SQUARE METERS, MORE OR LESS.
That for and in consideration of the sum of ONE HUNDRED AND TWENTY-SIX
THOUSAND PESOS (P126,000.00) subject to negotiation after the resurveying report on the
actual total land area of the aforementioned property, Philippine currency in cash whereof is
hereby acknowledged, the “SELLER”, hereby sell, transfer and convey unto me the “BUYER”
his heirs and assigns, free of all liens and encumbrances or claims whatsoever that certain parcel
of land under Original Certificate of Title No. ________.
That the aforementioned sum be paid in installment on the following occurrences as agreed upon
between SELLER and BUYER:
a) The sum of TWENTY THOUSAND PESOS (P20,000.00) as assurance fee be paid
on October 7, 2021;
b) Partial payment of THIRTY THOUSAND PESOS (P30,000.00) on the day of the
completion of the EXTRAJUDICIAL SETTLEMENT on the aforementioned lot and the cash
as holding payment for SELLER to relinquish the Owner's Duplicate Copy of the Original
Certificate Title of said lot to the BUYER, and that in the event of any discrepancy, or increase or
decrease in the actual land area after the re-survey, that the BUYER may opt to negotiate the
selling price of the said parcel of lot with the SELLER depending on the possible ;
b) The remaning sum of SEVENTY-SIX THOUSAND PESOS (P76,000.00) be paid in
front of the attorney notarizing the separate DEED OF ABSOLUTE

That it is further declared that the real property above described is free from all liens and/or
encumbrances and shall defend its ownership from any and all claims whatsoever.
