DEED OF PARTITION

KNOW ALL MEN BY THESE PRESENTS:

This Agreement is executed this ____________________ at Lipa City, Batangas, by and among:

ANGELINA S. PADUA, single, of legal age, Filipino, and a resident of Banay-Banay, Lipa
City, hereinafter referred to as the “FIRST PARTY”;

-and-

Spouses EDWIN GUCE HARINA and FELICIDAD PADUA HARINA, both of legal age,
Filipinos and residents of 0338 Central Banay-Banay, Lipa City, Batangas, hereinafter referred
to as the “SECOND PARTY”;

-and-

Spouses RENATO IMBRALIA DE CHAVEZ and ELISA PADUA DE CHAVEZ, both of


legal age, Filipinos and residents of Brgy. Banay-Banay, Lipa City, Batangas, hereinafter
referred to also as the “THIRD PARTY”.

(collectively known as the “parties”)

RECITALS:

WHEREAS, the FIRST PARTY is the registered owner in fee simple of a parcel of lot covered
by Transfer Certificate of Title (TCT) No. 85755, containing an area of Seven Hundred Seventy-
Four (774) square meters, more or less, the technical description of which is herein particularly
described as follows:

WHEREAS, the SECOND and THIRD PARTIES became co-owners of the above-described
parcel of land by virtue of a DEED OF ABSOLUTE SALE dated 7 July 2022 wherein the First
Party sold, conveyed, transferred, and delivered to the SECOND PARTY a portion (327 square
meters) of the above-described property and to the THIRD PARTY the other portion (352 square
meters) also of the said property;

WHEREAS, for purposes of this Deed of Partition, the above-described parcel of land was
subdivided into Lot 5626-C-7-B (Area 327 square meters), Lot 5626-C-7-A (Area 352 square
meters), and Lot 5626-C-7-C (Road 3.00 meters wide), in accordance with PSD-258611 (The
Sepia Copy and/or Blue Prints, and approved technical descriptions are hereto attached);

WHEREAS, the above-named parties have agreed to terminate their existing community of
ownership and their respective shares and participation be adjudicated to them;

NOW, THEREFORE, by virtue of the foregoing, the above-named parties have agreed to
partition the above-described parcel of land in the following manner:
a.) Unto the First Party, Lot 5626-C-7-C (Road 3.00 meters wide);
b.) Unto the Second Party, Lot 5626-C-7-B (Area 327 square meters); and
c.) Unto the Third Party, Lot 5626-C-7-A (Area 352 square meters).
It is hereby requested that that new Transfer Certificates of Title be issued in the name of the
above-mentioned co-owners in accordance with this partition agreement.
