KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made end and entered into this _____ day of ________ 20__, in Cagayan de Oro
City, by and between:

EUTIQUIO AYNON , of legal age, Filipino, married, residing at San Rafael, Talakag, Bukidnon;
ERLINDO AYNON, of legal age, Filipino, married, residing at Dominorog, Bukidnon; and
CATHERINE GABRONINO, of legal age, single, residing at Cagayan de Oro City;

WITNESSETH, that:

WHEREAS, we are the sole heirs of the deceased TEODORO AYNON who died on
__________________, at Dominorog, Bukidnon, copy of his death certificate is hereto attached as
Annex A;

WHEREAS, TEODORO AYNON, died intestate, without Will or Testament, and without any
outstanding debts in favor of any person or entity;

WHEREAS, TEODORO AYNON is the absolute and registered owner of two parcels of land located
at __________________________ covered by Transfer Certificate of Title No. ________ and
_______, respectively, of the Registry of Deeds of _____________ and more particularly described
as follows:
“A PARCEL OF LAND (LOT NO. 4543, CAD-630-D Case 20) SITUATED IN
THE BARRIO OF SAN RAFAEL, MUNICIPALITY OF TALAKAG,
PROVINCE OF BUKIDNON ISLAND OF MINDANAO, BOUNDED ON THE
SE., ALONG LINE 1-4 BY LOT 4597; ON THE N.E., ALONG LINES 3-4 BY
LOT 4541; ON THE NE., ALONG LINE 1-4 BY LOT 4597; ON THE NW.
ALONG LINE 2-3 BY LOT 4542, AND ON THE SW., ALONG 1-2 BY LOT
4544, ALL OF CAD-630-D. BEGINNING AT A PT. MARKED “1” ON PLAN,
BEING S., 18 DEG. 04 ‘W., 6054.84 M. FROM BLLM NO. 1, CAD-630-D.)
THENCE N. 55 DEG. 14’W., 79.13 M. TO PT. 2; THENCE N. 51 DEG. 27,E.,
112.93 M. TO PT. 3; THENCE S. 39 DEG. 05 ‘E., 106.48 M TO PT. 4; THENCE
S. 70 DEG. 02’W., 96.23 M TO PT. 1 TO THE POINT OF BEGINNING
CONTAINING AN AREA OF NINE THOUSAND ONE HUNDRED
TWENTY ONE (9,121) SQUARE METERS, MORE OR LESS.
WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines, and being
with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of land described
above, in equal shares.
FURTHER, FOR AND IN CONSIDERATION of the sum of _________________________
( _______________ ), Philippine Currency, the receipt whereof is hereby acknowledged in full sum
from ____________________________, both of legal age, Filipinos, and with residence address at
_______________________, we do hereby SELL, TRANSFER, CONVEY and DELIVER, by way
of ABSOLUTE SALE, unto said Spouses _____________________, their heirs assigns and
successors in interest the property above described with all the improvements existing thereon;
That we hereby warrant our valid title to and peaceful possession of the property herein sold and
conveyed and further declares that the same is free and clear of all liens and encumbrances of any
kind whatsoever.
