DEED OF EXTRA-JUDICIAL PARTITION

With DEED OF SALE OF PORTION OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT OF PARTITION, made and entered into by and among the heirs of
the late BUENAVENTURA D. DE VERA, to wit:

a) ROMANA D. DE VERA – of legal age, widow, Filipino and a resident of Brgy.

Villa Santos, Science City of Muñoz, Nueva Ecija;

b) ANNALIZA DE VERA- TARCENIO – of legal age, married, Filipino and a

resident of Brgy. Villa Santos, Science City of Muñoz, Nueva Ecija;

c) ROMEO D. DE VERA – of legal age, married, Filipino and a resident of Brgy. Villa
Santos, Science City of Muñoz, Nueva Ecija;

d) ROLANDO D. DE VERA – of legal age, married, Filipino and a resident of Brgy.

Villa Santos, Science City of Muñoz, Nueva Ecija;

e) LILY D. DE VERA-ESLABRA – of legal age, married, Filipino and a resident of

Brgy. Villa Santos, Science City of Muñoz, Nueva Ecija; and
f) JIMMY D. DE VERA – of legal age, married, Filipino and a resident of Brgy. Villa
Santos, Science City of Muñoz, Nueva Ecija;

WITNESSETH:

WHEREAS, BUENAVENTURA D. DE VERA died intestate on ____________ leaving

a portion of this parcel of land covered by TCT NO. 050-2011001924, LOT NO. 654, Muñoz
Cad., located at Rang-ayan, Science City of Muñoz, Nueva Ecija, containing an area of THIRTY
ONE THOUSAND THREE HUNDRED FORTY ONE (31, 341) SQUARE METERS more or
less.

That the above parties have agreed and covenanted, as by these presents, do hereby agree
and covenant, that: 

The said portion of the above-mentioned property which is free from any lien and/or
encumbrance be divided EQUALLY and SHARE AND SHARE ALIKE, subject to the Deed of
Sale contained hereunder, to wit:

We, the above-mentioned heirs of the late BUENAVENTURA D. DE VERA hereinafter

called the VENDORS, for and in consideration of the amount of THREE HUNDRED
THOUSAND PESOS (PHP 300, 000.00) which the VENDORS has acknowledge receipt from
the VENDES, the spouses, ELPIDIO A. BENGAÑO and ZENAIDA S. BENGAÑO of legal
age and residents of Brgy. Villa Santos, Science City of Muñoz, Nueva Ecija and the said
VENDORS do hereby warrant valid title to and peaceful possession in the portion of the above-
described property with an area of 18, 349 square meters more or less, including all the buildings
and improvements therein, if any, in favor of the said VENDEE.

The PARTIES further declare that the said described PROPERTY is free from all liens
and / or encumbrances and shall defend its ownership from any claims whatsoever.

IN WITNESS WHEREOF, the parties hereto have hereunto set their hands this ___ day
