DEED OF ABSOLUTE SALE OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS:

That this Deed of Absolute Sale, is made and entered into by and between:

DIOSA A. MAGANDA, of legal age, Filipino, single, and with residence and
postal address at Acacia Street, Brgy. Bulusan, Calapan City, Oriental Mindoro
herein after referred to as the SELLER;

MARIKIT A. SOLOMON, of legal age, Filipino, single, and with residence


and postal address at Acacia Street, Brgy. Bulusan, Calapan City, Oriental
Mindoro herein after referred to as the BUYER;

-WITNESSETH-

THAT, the SELLER is the sole and exclusive owner of a lot only property
situated in Barangay Suqui, Calapan City, Oriental Mindoro covered by Transfer
Certificate of Title No. 123456, and more particularly described as follows:

A certain parcel of land situated in Neo Calapan Subdivision, Calapan


City, covered and described I Original Certificate of Title (OCT)/ Transfer
Certificate of Title No. 12-3456 of the Registry of Deeds of Oriental
Mindoro, Philippines containing an area of Six- hundred Fifty square
meter (650sqm.), more or less. Bounded as follows: on the East., Along
line 1-2 by Lot 2482, Cad 344-D; on the South., Along line 1-2 by Lot
2482, Cad 344-D; on the West., Along line 1-2 by Lot 2482, Cad 344-D;
and on the on the North., Along line 1-2 by Lot 2482, Cad 344-D; (A
Copy of which title is hereto attached as Annex “C”)

THAT, FOR and IN CONSIDERATION FOR and IN CONSIDERATION of


the sum of ONE MILLION (Php 1,000,000.00) Philippine Currency, receipt of which
amount in full is hereby acknowledged and confessed thru my entire satisfaction
from the BUYER does by these presents TRANSFER, SELL, and CONVEY in a
manner absolute and irrevocable unto said buyer, his heirs and assigns, the
above-described parcel of land;

That the SELLER undertakes and agrees to defend the title to the above-
described property herein sold to the BUYER against any and all claims of third
persons or entities, and to defend the BUYER against all actions for eviction.
FURTHER, the SELLER undertakes and agrees to execute, secure and/or deliver
any and all documents, contracts, agreements and/or other writings to complete
and guarantee the title of the BUYER to the above-described property so that it
may be validly and effectively transferred to and registered in the name of the
BUYER.

IN WITNESSS WHEREOF, we have hereunto set our hands this 15th day of
March 2024 in the City of Calapan, Philippines.
