DEED OF DONATION INTER VIVOS

KNOW ALL MEN BY THESE PRESENTS:

That this DEED OF DONATION, made and entered into by

and between: DIOSA A. MAGANDA Filipino citizen, of legal age,
single and a resident of Hacienda Alicia, Brgy. Suqui, Calapan
City, Oriental Mindoro, Philippines, hereinafter referred to as the
DIOSA A. MAGANDA, and MARIE A. MAGANDA, single, a
Filipino citizen, of legal ages and resident of Brgy. Barcenaga,
Naujan, Philippines, hereinafter referred to as the DONEE:

That the DIOSA A. MAGANDA is the owner of a parcel

of land situated at Brgy. Bulusan and more particularly described
and bounded as follows:

Original Certificate of Title No. 12-34567

“A parcel of land (Lot 01-A, Case 123, Cad-
456) in the name of DIOSA A. MAGANDA,
situated in Acacia Village, Bulusan,
Calapan City, Oriental Mindoro, bounded
on the SW., along line 45 by lot 01-B, along
line 37 by lot 01-C, on the NW., on point ....
all of Cad-456, containing an area of Three
Hundred Square Meters (300 Sq.m.) more
or less.”

That for and in consideration of the love and affection which

DIOSA A. MAGANDA has for her MOTHER, MARIE A.
MAGANDA, the said DIOSA A. MAGANDA hereby TRANSFERS,
GIVES and CONVEYS unto the MARIE A. MAGANDA, her heirs,
successors and assigns, the property above-described, including
all existing improvements found thereon, free from all liens and
encumbrances and charges of whatsoever nature;

That DIOSA A. MAGANDA hereby states, for the purpose of

giving full effect and validity to this donation, that she has
reserved for herself sufficient property, in full ownership or in
usufruct, which is necessary and adequate for her support in
consonance with her standing in society;

That DIOSA A. MAGANDA further states, for the purpose as

expressed in the next preceding paragraph, that this donation is
not made with the object of defrauding her creditors, having
reserved to herself sufficient property to answer for her debts
contracted prior to this date;

That MARIE A. MAGANDA hereby accepts this donation

and hereby express her gratitude for the kindness and liberality of
DIOSA A. MAGANDA, her beloved MOTHER;

IN WITNESS WHEREOF, the DIOSA A. MAGANDA and the

MARIE A. MAGANDA have hereunto set their hands on this 15 th
day of March, 2024 at Calapan City, Philippines.
