DONATION MORTIS CAUSA

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, made and executed by DIOSA A.

MAGANDA, of legal age, single, Filipino citizen and with residence and
postal address at Mangosteen St., Brgy. Bulusan, Calapan City,
hereinafter called the DIOSA A. MAGANDA; in favor of MARIE A.
MAGANDA, of legal age, single, Filipino citizen and with residence at
Acacia Village, Brgy. Bulusan, Calapan City, Oriental Mindoro,
hereinafter called the MARIE A. MAGANDA,

That DIOSA A. MAGANDA, is the owner in fee simple of that

certain real property situated Brgy. Bulusan, Calapan City, and more
particularly described as follows:

Original Certificate of Title No. 12-3456789

“A parcel of land (Lot 01-A, Case 123,
Cad-456) bounded on the SW., along
line 45 by lot 01-B, along line 37 by lot
01-C, on the NW., on point .... all of Cad-
456, containing an area of Three
Hundred Square Meters (300 Sq.m.)
more or less.”

That for and in consideration of the love and affection which

DIOSA A. MAGANDA has for MARIE A. MAGANDA, said DIOSA A.
MAGANDA by these presents does hereby cede, transfer and convey,
unto the MARIE A. MAGANDA, her heirs and assigns, the real
property above described with all the buildings and improvements
thereon, to become effective upon the death of the DIOSA A.
MAGANDA, but in the event that the MARIE A. MAGANDA should die
before the DIOSA A. MAGANDA, the present donation shall be
deemed rescinded and of no further force and effect.

That MARIE A. MAGANDA does hereby accept this donation of

the above-described real property, and does hereby express her
gratitude for the kindness and liberality of the DIOSA A. MAGANDA.

That DIOSA A. MAGANDA hereby retains the right to control

and dispose at will the above-described property before his death,
without need of the consent or intervention of the MARIE A.
MAGANDA.

IN WITNESS WHEREOF, the DIOSA A. MAGANDA and the

MARIE A. MAGANDA have hereunto signed this deed of donation,
this 15th day of March, 2024, in Cavite, Philippines.

ATTESTATION CLAUSE

We, the undersigned attesting witnesses, whose residences are

stated opposite our respective names, do hereby certify: That the
DIOSA A. MAGANDA, MARIE N. KIT, has made known unto us the
foregoing DONATION MORTIS CAUSA consisting of THREE (3)
pages, including the attestation and acknowledgment page, numbered
correlatively in letters on the upper part of each page, as her donation
mortis causa and has signed the same and every page thereof, on the
left margin, in our joint presence and we, in turn, at his request have
witnessed and signed the same and every page thereof, on the left
margin, in the presence of the DIOSA A. MAGANDA and in the
presence of each and all of us.
