DONATION INTER VIVOS

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION made and executed by FERDINAND

L. ESGUERRA, of legal age, Filipino citizen, single, and resident of Sitio
Tala, Brgy. Munting Indang, Nasugbu, Batangas, hereinafter referred to as
the DONOR, in favor of his sister, JANE E. ANGGA, of legal age, Filipino
citizen, married and resident of Blk 3 Lot 13, Ilang Ilang St., Rodriguez
Village, Brgy. Lawa, Calamba City, Laguna, hereinafter referred to as the
DONEE.

– WITNESSETH –

That the DONOR is the owner of  a parcel of  land situated at ACM
Subivision, Brgy. 8, Nasugbu, Batangas and more particularly described and
bounded as follows:

A parcel of land covered by Transfer Certificate of Title No.

589921 issued by the Register of Deeds for the Province of
Batangas registered in the name of Ferdinand L. Esguerra
consisting of 300 square meters more or less, is bounded on the
north by Gumamela Street; on the east by Santan St.; on the
south by Rosal St.; and on the west by Yellow Bell St.

That for and in consideration of the love and affection which the
DONOR has for his sister, the DONEE, the said DONOR hereby
TRANSFERS, GIVES and CONVEYS unto the DONEE, her heirs and
successors, and assigns, the property above-described, including all existing
improvements found thereon, free from all liens and encumbrances and
charges of whatsoever nature;

That the DONOR hereby states, for the purpose of giving full effect
and validity to this donation, that he has reserved for himself sufficient
property, in full ownership or in usufruct, which is necessary and adequate
for his support in consonance with his standing in society;

That the DONOR further states, for the purpose as expressed in the
next preceding paragraph, that this donation is not made with the object of
defrauding his creditors, having reserved to himself  sufficient property  to
answer for his debts contracted prior to this date;
 That the DONEE hereby accept this donation and hereby express her
gratitude for the kindness and liberality of the DONOR, her beloved
BROTHER;

IN WITNESS WHEREOF, the DONOR and the DONEE have

hereunto set their hands on this 5th day of March 2023 at Nasugbu, Batangas,
Philippines.
