ABSOLUTE DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and executed by and between:

That I, BRYAN D. WANAWAN, of legal age, single, Filipino Citizen, and a resident of
Bulbul, Rizal, Kalinga, am the registered owner of that parcel of land, which is more particularly,
described as follows to wit:

“A parcel of land Lot No. 57, CSD-CAR-003848, being a portion of Lot 122-D, CSD-CAR-
003425-D. Situated at Macutay, Rizal, Kalinga. Bounded on the SE., by Road Lot; on the W., by
Lot No. 58, CSD-CAR-003848; on the NW., by Lot No. 56, CSD-CAR-003848; on the E., by Lot
No. 60, CSD-CAR-003848. Containing an area of FIVE HUNDRED SIXTEEN (516) SQUARE
METERS and covered by OCT No. P-43196 issued by the Registry of Deeds of Kalinga.”

That for and in consideration of the sum FORTY FIVE THOUSAND (Php45,000.00)
PESOS, Philippine Currency, to me in hand paid by and receipt of which hereby acknowledged
to my full satisfaction from REX SANTE SAMONTE and FLORDELIZA DALIGDIG SAMONTE,
also of legal age, married, Filipino and a resident of Dagupan Centro, Tabuk City, Kalinga, I do
hereby by these presents SELL, CEDE, TRANSFER and CONVEY by way of sale unto and in
favor of Rex Sante Samonte and Flordeliza Daligdig Samonte, their heirs and assigns, the
above described property free and clear from all liens and encumbrances.

That article 1623 of the New Civil Code of the Philippines had been complied with.

IN WITNESS WHEREOF, I have hereunto set my hand this 16 th day of January 2021 at
Bulanao, Tabuk City, Kalinga, Philippines.

THIS IS TO ACKNOWLEDGE THAT I, BRYAN D. WANAWAN, of legal age,

Filipino, single and a resident of Bulbul, Rizal, Kalinga, (VENDOR) have received the
amount of FORTY FIVE THOUSAND (Php45,000.00) PESOS, Philippine Currency,
from REX SANTE SAMONTE and FLORDELIZA DALIGDIG SAMONTE (VENDEE), of
legal age, married, Filipino and a residents of Dagupan Centro, Tabuk City, Kalinga,
as FULL PAYMENT of my property, located at Macutay, Rizal, Kalinga, identified as
Lot No. 57, CSD-CAR-003848, containing an area of 516 SQUARE METERS and
covered by OCT No. P-43156 of the Land Registry of Kalinga Province.
