KNOW ALL MEN BY THESE PRESENTS:


This DEED is made and executed by and between:
Riza Paula L. Pillarina, of legal age, single, and a resident of 725 San Gabriel St.,
San Juan, Metro Manila, Philippines hereinafter referred to as the VENDOR;
-in favor of-
Janno Kaye Lago Hembra, of legal age, Filipino, married and a resident of
Marikit Subdivision, Brgy. Concepcion Uno, Marikina City, Philippines, hereinafter
referred to as the VENDEE;
W I T N E S S E T H :

WHEREAS, the VENDOR is the registered owner of a certain parcel of land


known as Lot No. 4418-B (Csd-08-013307), situated in Brgy. Hinabuyan, Villaba, Leyte,
evidenced by Katibayan ng Orihinal na Titulo, Patente Blg. 083751-47499, containing an
area of SIXTEEN THOUSAND FIVE HUNDRED EIGHTEEN (16,518) SQUARE
METERS, more or less. The said parcel of land is more particularly described and
bounded as follows, to wit:

A parcel of land known as Lot No. 4418-B (Csd-08-013307) of the
Cadastral Survey of Villaba, situated in the Brgy. Hinabuyan,
Villaba, Leyte. Bounded on the NW., along corner 1 is common to Lot
4408; on the N., along Lines 1-2-3-4 by a Road; on the N., along
corner 4 is common to Lot 4414; on the NE., along Line 4-5 by Lot
4415; on the E., along Line 5-6 by Lot 4418-C; on SE., along Line 6-7
by Lot 4419; on the S., along Line 7-8 by Lot 4421; on the W., along
Line 8-1 by Lot 4418-A…containing an area of SIXTEEN
THOUSAND FIVE HUNDRED EIGHTEEN (16,518) SQUARE
METERS, more or less”

WHEREAS, for and in consideration of the sum of ONE HUNDRED TWENTY


THOUSAND PESOS (Php 120,000.00), Philippine Currency, receipt in full is hereby
acknowledged to the full satisfaction by the herein VENDOR, the VENDOR, do by
these presents hereby SELL, CEDE, TRANSFER, and CONVEY, unto and in favor of the
VENDEE, the ABSOLUTE OWNERSHIP, POSSESSION, and ENJOYMENT of a certain
parcel of land known as Lot no. 4418-B (Csd-08-013307), situated in Brgy. Hinabuyan,
Villaba, Leyte, evidenced by Katibayan ng Orihinal na Titulo, Patente Blg. 083751-47499,
containing an area of SIXTEEN THOUSAND FIVE HUNDRED EIGHTEEN (16,518)
SQUARE METERS, more or less, together with all improvements existing thereon, if
there is any, free from all liens and encumbrances whatsoever.

WHEREAS, Articles 1621 and 1623 of the New Civil Code of the Philippines have
been properly complied with but the adjoining landowners expressed no desire
whatsoever to exercise their rights of pre-emption and redemption;

WHEREAS, the VENDOR warrants that the subject parcel of land is free from all
liens and encumbrances and he warrants to protect the VENDEE, her heirs and/or
assigns in case of claims by any third persons whomsoever on the same;

WHEREAS, the VENDOR warrants that she is currently in possession of the


subject property in the capacity of absolute owner and have possessed the same openly,
publicly, and uninterruptedly;

WHEREAS, the VENDOR warrants that the subject parcel of land is neither
tenanted nor cultivated by any agricultural lessee and that this document is made not to
violate any existing law.

Oriental, Philippines, personally appeared the Vendor, Riza Paula L. Pillarina who has
satisfactorily proven to me with their Identification Card bearing No. ____________ , as
her valid proof of identity and known to me to be the same person who executed the
foregoing instrument and she acknowledged to me that the same is her free act and
voluntary deed.

This instrument, consisting of Two (2) pages, including this page on which this
acknowledgment is written has been signed by the Vendor and her instrumental
witnesses on each and every page thereof, and relates to Deed of Absolute Sale of A
Real Property.
