WHEREAS, Articles 1621 and 1623 of the New Civil Code of the Philippines have
been properly complied with but the adjoining landowners expressed no desire
whatsoever to exercise their rights of pre-emption and redemption;

WHEREAS, the VENDOR warrants that the subject parcel of land is free from all
liens and encumbrances and he warrants to protect the VENDEE, her heirs and/or
assigns in case of claims by any third persons whomsoever on the same;
WHEREAS, the VENDOR warrants that the subject parcel of land is neither
tenanted nor cultivated by any agricultural lessee and that this document is made not to
violate any existing law.

This instrument, consisting of Two (2) pages, including this page on which this
acknowledgment is written has been signed by the Vendor and her instrumental
witnesses on each and every page thereof, and relates to Deed of Absolute Sale of A
