DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

GENEVIEVE SUSAN SALONGA, of legal age, Filipino, and a resident

of Ormoc City, Leyte, Philippines, hereinafter referred to as the “SELLER”;

-AND-

SAMUEL APAS CANTERO, of legal age, Filipino, married to

EVANGELINE ATIENZA-CANTERO and with residence and postal address
at Brgy. Lilo-an, Ormoc City, Leyte, Philippines, hereinafter referred to as
the BUYER;

W I T N E S S E T H:

WHEREAS, the SELLER is the registered owner of a one-half (1/2) share

of a Conjugal property or equivalent to Two Hundred Eighty Five (285)
square meters more or less of a certain parcel of land covered by Transfer
Certificate of Title No. 47190 situated at Brgy. Bantigue, Ormoc City,
Philippines, containing a total area of FIVE HUNDRED SEVENTY (570) square
meters more or less;

WHEREAS, the SELLER acquired exclusive ownership of the aforesaid

½ portion by virtue of Civil Case No. R-ORM-11-00014-Cv for: Declaration of
Nullity of Marriage, declaring their marriage NULL and VOID. A copy of the
Entry of Final Judgment is made an integral part hereof;

WHEREAS, the SELLER is interested to sell a portion only of her one-

half (1/2) share to the said buyer or a total Two Hundred Eighty (280) more
or less and more particularly described as follows;

“Whole Portion”

“A parcel of land (Lot 1908-B of this subdivision plan, Psd-08-

000587, being a portion of Lot 1908 of the Cadastral survey of Ormoc, LRC,
cad. Rec. No. 1461), situated in the Barangay of Bantigue, City of Ormoc
Island of Leyte. Bounded on the SW., along line 1-2 by Lot 1908-K of the
subdivision plan, on the NW., along line 2-3 by Lot 1908-C of this
subdivision; on the NE., along line 3-4 by Lot 1905 and along line 4-5 by lot
1904, both of Ormoc Cadastre; and on the SE., along lines 5-1 by Lot 1908-
A of this subdivision, beginning at a point marked”1” on plan, being S. 36
deg., 00’E., 279.89 m. from BLLM No. 4, Ormoc Cadastre; Thence N. 34
deg., 19’W., 30.36 m. to point 2; thence N. 55 deg., 38’E., 23.91 m. to
point 3;thence S. 13 deg., 58’E., 18.30 m. to point 4; thence S 22 deg.
37’E., 13.55 m. to point 5; thence S. 55 deg. 49’W., 14.81 m. to the point of
beginning; containing an area of FIVE HUNDRED SEVENTY (570) SQUARE
METERS MORE OR LESS.”
Portion Sold: Only 280 square meters is subject of this sale which
will be taken from her one-half (1/2) share of the VENDOR. A copy
of the Sketch Plan is hereto attached.

NOW THEREFORE, for and in consideration of the sum of Four

Hundred Thousand Pesos (P 400,000.00) Philippine Currency, the
SELLERS DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute
Sale unto the said BUYER a total area of Two Hundred Eighty (280)
square meters more or less, her heirs and assigns, the certain portion of
land together with all the improvements found thereon, free from all liens
and encumbrance of whatever nature including real estate taxes as of the
date of this sale.

BEFORE ME, a Notary Public the City of Ormoc, personally appeared

vendors with their competent evidence of identity indicated below their
names, who are known to me and to me known to be the same persons who
executed the foregoing instrument and acknowledged to me that the same is
their free act and voluntary deed.

This instrument consists of two (2) pages including this page where
this acknowledgment is written and signed by the vendors and their
witnesses.

resident of Ormoc City, Leyte, Philippines, hereby acknowledge to have
received the sum of Four Hundred Thousand Pesos (P 400,000.00)
Philippine Currency from SAMUEL APAS CANTERO as full payment of a
parcel of land covered by Transfer Certificate of Title No. 47190 situated at
Brgy. Brgy. Bantigue, Ormoc City, Philippines, containing a total area of Two
Hundred Eighty (280) square meters more or less
