DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED made and entered into by:

RENATO GERONA of legal age, Filipino,married to Estrella Ansing


Gerona both with residential address Brgy. V,Tangub City Misamis
Occidental, hereinafter known as the VENDOR;

-in favor of-

SAMUEL A. GERONA of legal age, Filipino, single with residence


address of Brgy. V, Tangub City, Philippines, hereinafter referred to
as the VENDEE.
WITNESSETH:

WHEREAS, the VENDOR is the lawful owner of parcel of land located


at San Apolinario, Tangub City, Misamis Occidental covered by Tax
Declaration No. 006185 consisting an area of FIVE HUNDRED SIXTY NINE
(569) square meters more or less.

“A Parcel of land known as Lot No. 210-P, located at San Apolinario,


Tangub City, Misamis Occidental. Boundaries North 034, Malubog River;
South 037, City Road; East City ROAD, Malubog River; West 037, 034.
Containing an area of FIVE HUNDRED SIXTY NINE (569) square meters more
or less.”

WHEREAS, the VENDEE has offered to buy the above PARCEL of the
land containing and area of 569 Square meters more or less and the
VENDOR has agreed to sell the above-described property, together, with
all the improvements thereon attached herewith is the technical
description of the sold property as “Annex A”;

That for and in consideration of the sum of TEN THOUSAND PESOS


(Php 10,000.00) ONLY, Philippines Currency receipt of said sum is
hereby acknowledged from the VENDEE, to the entire satisfaction of the
VENDOR, who thereby SELL, CEDE, TRANSFER and convey, in a manner of
ABSOLUTE and IRREVOCABLE, in favor of the VENDEE, her heirs and
assigns, the above-described parcel of land, including all improvements
and existing thereon, free from all liens and encumbrances;

That the VENDOR hereby warrants valid title to and peaceful


possession of the property herein sold and conveyed and further
declares that the same is free and clear of all liens and encumbrances
of any kind whatsoever.

That henceforth, full and absolute right of ownership and


possession shall pertain to the Buyer and the Sellers hereby warrant in
defense of the just title of the Buyer, her heirs and assigns, from any
claim whatsoever and whosoever presented.
That all adjoining owners of the land where property notified of
this Sale but refused to exercise their pre-emption right. That they
have the perfect right to convey the said Sale hereby warrants and
defend the title against claim of third persons whomsoever.

That the VENDEE undertakes to spend for all expenses relative to


the division of the property and all processes to be engaged thereto
until a new Tax Declaration is released. The VENDEE releases the VENDOR
from any liability as far as the processes involved in the division of
the land and the release of new tax declaration.

IN WITNESS WHEREOF, the VENDOR has hereunto signed this


instrument on this ____________ at Ozamiz City, Philippines.
