DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made and entered into by and between:

JUANA CHANGE, of legal age, single, Filipino, and


residing at #202 Pinagbakahan, Malolos City,
Bulacan hereinafter referred to as the VENDOR;

- and -

ABO GADO and ABA GADO, spouses, both of legal


age, Filipinos, and residing at #209 Pinagbakahan,
Malolos City, Bulacan hereinafter referred to as the
VENDEES;

WITNESSETH:

WHEREAS, the VENDOR is the absolute owner of a certain parcel of land,


located at Bago Bantay, Quezon City and more particularly described as
follows:

TCT No. 12345

“A parcel of land, [Lot 21, Blk. 14, of the subdn, plan Psd-57020, being
a portion of Lot R.P.3-B-4-B-4, Psd-10532, (GLRO) REC. No. 7681), situated
in the City of Malolos, Bulacan, bounded on the SE., along line 1-2 by Lot 18, Blk.
14, on the SW., along line 2-3 by Lot 40, Blk. 14; on the NW., along line 3-4 by
Road Lot 15; on the NE., along line 4-1; by Lot 20,Blk. 14; all of the subdn,
plan. Beginning at a point marked “1” on plan, being N. 35 deg. 59’E.,3028-43
m. from BLLM No. 7, Malolos City; thence S. 35 deg. 37 min. W., 10.00 m. to
point 2; thence N. 54 deg. 23 min. W., 20.00 m. to point 3; thence N. 35 deg. 37
min. E., 10.00 m. to point 4; thence S. 54 deg. 23 min. E., 20.00 m. to the point
of beginning.; containing an area of TWO HUNDRED (200.0) SQ. METERS.

WHEREAS, the VENDOR has offered to sell and the VENDEES have
agreed to buy the aforedescribed property.

WHEREAS, the VENDOR has a perfect right to convey the same; that it
is not tenanted nor subject to any lease agreement; that it is not within the
coverage of the Land Reform Law; that the VENDOR warrants to protect the
rights and interests of the VENDEES and shall protect the latter from
whomsoever claiming and that the provisions of Article 1623 of the New Civil
Code has been complied with before the perfection of the sale.

NOW, THEREFORE, for and in consideration of the sum of NINE


HUNDRED TWENTY THOUSAND [P920,000.00], Philippine Currency, in hand
paid and duly acknowledged by the VENDOR from the VENDEES, the VENDOR
hereby SELLS, TRANSFERS and CONVEYS unto the VENDEES, their heirs and
assigns, in a manner absolute and irrevocable, that above described property,
free from liens and encumbrances whatsoever.

IN WITNESS WHEREOF, the parties hereto have hereunto set their


hands this 22nd day of August 2019.

87456123 and 96325874, issued on January 24, 2010 and January 09, 2010,
both issued at Malolos City, all known to me and to me known to be the same
persons who executed the foregoing instrument and they acknowledged to
me that the same is their free and voluntary act and deed.

This instrument refers to a Deed of Absolute Sale over a parcel of land


situated at Quezon City, consisting of two [2] pages including this page where
the acknowledgment is written, signed by their instrumental witnesses on
each and every page thereof.
