gains tax and documentary stamp tax with the BIR, transfer
tax at the Land Tax Division and Registration Fee with the
Registry of Deeds and with any other government agencies;
3. To get/claim the CAR with the Bureau of Internal Revenue and
Owner’s Duplicate Copy of Title in my name with the Registry
of Deeds and Tax Declaration from the City Assessors in my
name upon release;
4. To make, sign, execute and deliver documents and other
writings of whatever nature or kind, with any and all third
persons, concerns, or entities necessary to the herein above
power;
5. To do all acts and things necessary to consummate the
foregoing authority.

HEREBY GIVING AND GRANTING unto my said Attorney-in-fact full power

and authority to execute and perform all and every act and thing whatsoever
requisite and necessary to be done in and about the premises, as fully to
all intents and purposes as I might or could do if personally present, with
full power of substitution and revocation, and hereby ratifying and
