DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

LYNDON A. YAROT, of legal age, single/married to ARLENE T. YAROT, Filipino, and with
residence and postal address at PUROK 6, FIRST RIVER, PALAO, ILIGAN CITY, hereinafter referred
to as the SELLER

-AND-

JOHN C. YAP, Filipino and with residence and postal address at LABANGON, PUNTA
PRINCESSA, CEBU CITY, hereinafter referred to as the BUYER.

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a parcel of land with improvements located at
PUROK 6, FIRST RIVER, PALAO, ILIGAN CITY and covered by Transfer Certificate of Title No.
(TCT Number 155-2013000511) containing a total area of (TWO HUNDRED AND ELEVEN) (211)
SQUARE METERS, more or less, and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. TCT 155-201300511

“A PARCEL OF LAND (Lot 1484-A-5-B), PSD-10-038950, being a portion of Lot 1484-A-5, PSD-
123504-017245 situated in Puga-an, Iligan Boundaries SE., along line 1-2 by alley Lot 1484-A-6, PSD-
123504-017245 SW., along line 2-3 by Lot 1484-A-5-A, PSD-10-038950 NW., along line 3-4 by Lot
1488, Iligan CAD-292 NE., along line 4-1 by Lot 1484-A-5-C, PSD-10-038950 beginning at the point
marked “1” on the plan being S., 57 DEG., 56’W., 313.13 M. from DBM No. 14, Iligan CAD. 292
Thence. 1-2 S., 33 DEG., 18’W., 12.33 M. 2-3 N., 57 DEG., 23’E., 17.25 M; containing an area of two
hundred eleven (211) square meters more or less.”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above mentioned
property for the amount of five hundred thousand pesos (Php500,000.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of five hundred thousand pesos
(Php500,000.00) Philippine Currency, hand paid by the vendee to the vendor, the SELLER DO
HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto the said BUYER, his heirs
and assigns, the certain parcel of land together with all the improvements found thereon, free from all liens
and encumbrances of whatever nature including real estate taxes as of the date of this sale.
