STRASBURG COMMONS HOMEOWNERS’ ASSOCIATION

MAINTENANCE SUMMARY MATRIX


This summary assigns maintenance responsibility for each element of the Unit. Nothing herein
supersedes the Declaration and governing documents.

The maintenance, repair and replacement on any Unit shall be the sole responsibility of the Unit
owner, except a) the repair and replacement of Limited Controlled Facilities, as defined in the declaration
and b) landscaping installed by the Association or builder prior to the first Certificate of Occupancy issued
for a Unit.

Architectural improvements and Landscaping added by the Unit owner are the responsibility of
the Unit owner, and subsequent owners, to maintain, repair and/ or replace.

The Association’s responsibility excludes the repair of damage usually covered by homeowners’
insurance policies, and damage usually excluded. Each Unit owner shall, at all times, maintain sufficient
property insurance.

Any improvement to a Unit’s exterior or a Unit’s landscaping must comply with the Architectural
and Landscaping Rules and Regulations, including approval prior to work.

In reading the assignments, use the following guide:
