DEED OF ABSOLUTE SALE ANNEX “A”

KNOW ALL MEN BY THESE PRESENTS:

I, SILVERIO VARGAS, Filipino, of legal age, married to Madonna M. Vargas, residents of Yati, Liloan,
Cebu, for and in consideration of the sum of ONE MILLION PESOS (P1,000,000.00) in Philippine Currency, in
hand to me paid by BRUNO M. MARS, of legal age, Filipino, single, and a resident of Sitio Pilapilan, Yati,
Liloan Cebu, receipt of which amount is hereby acknowledged to my full and entire satisfaction, have sold, ceded,
transferred, conveyed and delivered as by these presents do here SELL, CEDE, TRANSFER, CONVEY and
DELIVER, by way of Absolute Sale unto the said BRUNO M. MARS, her heirs, assigns, successors,
administrators and executors that certain parcel of land, particularly described as follows:

“A parcel of land designated as Lot No. 2221 located at Sitio Pilapilan, Liloan, Cebu;
bounded on the North by Brigida Ballesteros property on the South by School site; on the West by
Juan Pascual property and on the East by Isidro Antonio property containing an area of eight thousand
square meters (8,511) square meters more or less.”

of which parcel of land I am the true and absolute owner free from liens and encumbrances and that the provision
of Art. 1623 of the New Civil Code have been complied with.

That the Vendors hereby warrants to defend the peaceful possession of the VENDEE from any and all
claims against any person whatsoever.

IN WITNESS WHEREOF, the parties have hereunto affixed their signatures this 11th day of March 2015
at Mandaue City, Cebu, Philippines.

AFFIDAVIT OF SELF-ADJUDICATION

I, ALFREDO V. VARGAS, of legal age, Filipino, single and a resident Yati, Liloan, Cebu,
Philippines, after having been duly sworn in accordance with law, do hereby depose and say:

1. That I am the sole surviving and compulsory heir of the late Silverio
Vargas, who died intestate on March 1, 2017, at Vicente Sotto Memorial
Medical Center, Cebu City, Cebu, Philippines (a copy of her death
certificate is hereto attached as Annex A); without leaving any last will
and testament; and he left without indebtedness chargeable to his estate;
and he left no personal properties and no pieces of jewelry at the time of
her death;

2. That at the time of his death, SILVERIO VARGAS, left a parcel of land
situated in Pilapilan, Yati, Liloan, Cebu, Philippines which is more
particularly described as follows:

“A parcel of land designated as Lot No. 2221 located at Sitio Pilapilan,


Liloan, Cebu; bounded on the North by Brigida Ballesteros property on
the South by School site; on the West by Juan Pascual property and on
the East by Isidro Antonio property containing an area of eight thousand
square meters (8,511) square meters more or less.”

4. That pursuant to Rule 74, Sec. 1 of the Rules of Court, I hereby adjudicate
unto myself the above described real estate by means of this Affidavit
and hereby files the same with the Register of Deed of Mandaue City with
the request that the said adjudication be made effective without judicial
proceeding as prescribed by the aforementioned Rules of Court.

IN WITNESS WHEREOF, I have set my hand this day of June 1, 2017 at City of Mandaue
City, Cebu.

consideration of the sum of THREE HUNDRED THOUSAND PESOS (P1,000,000.00) in Philippine Currency,
in hand to me paid by ABC REALTY DEVELOPMENT CORP., INC., a domestic corporation duly organized
and existing under and by virtue of the laws of the Philippines, herein represented by its President Careen Kim,
also of legal age, Filipino, married and with office address at 5th Flr., Zenith Bldg., Samar Loop cor. Cardinal
Rosales Ave. Cebu Business Park, Cebu City, receipt of which amount is hereby acknowledged to my full and
entire satisfaction, have sold, ceded, transferred, conveyed and delivered as by these presents do here SELL,
CEDE, TRANSFER, CONVEY and DELIVER, by way of Absolute Sale unto the said ABC REALTY
DEVELOPMENT CORP., INC., that certain parcel of land, particularly described as follows:

“A parcel of land designated as Lot No. 2221 located at Sitio Pilapilan, Liloan, Cebu;
bounded on the North by Brigida Ballesteros property on the South by School site; on the West by
