LICENSOR:
1. CHARGES
1.1 £195.00 PER QUARTER PLUS VAT WHERE APPLICABLE PAYABLE IN ADVANCE BY STANDING ORDER ON THE USUAL QUARTER DAYS (VIZ. 25TH MARCH, 24TH JUNE, 29TH
SEPTEMBER AND 25TH DECEMBER) WHETHER DEMANDED OR NOT. PAYMENT IS DUE QUARTERLY IN ADVANCE. IF ANY CHARGES ARE UNPAID FOR SEVEN DAYS OR
MORE THEN THE LANDLORD OR HIS AGENT RESERVES THE RIGHT TO CHARGE REASONABLE ADDITIONAL ADMINISTRATIVE CHARGES PLUS VALUE ADDED TAX
THEREON ARISING FROM THE FAILURE TO PAY WHICH AMOUNTS WILL BE PAYABLE UPON WRITTEN DEMAND.
1.2 COMMENCEMENT DATE 17 NOVEMBER 2021
2. DEPOSIT
2.1 THE SUM OF £250.00 WILL BE HELD BY THE MANAGING AGENTS ON BEHALF OF THE OWNER ON THE SIGNING OF THIS AGREEMENT BY WAY OF A DEPOSIT. THIS DEPOSIT
TO BE RETURNABLE BY THE MANAGING AGENTS OR LICENSORS AFTER THE TERMINATION OF THIS AGREEMENT WITHIN EIGHT WEEKS OF TERMINATION, SUBJECT TO
THE GARAGE BEING LEFT IN GOOD REPAIR, AND CLEAN AND TIDY WITH CONFIRMATION BEING RECEIVED IN WRITING TO THIS EFFECT; ALSO THAT THE LICENSEE HAS
MET ALL THE OBLIGATIONS OF THIS AGREEMENT AND TO THE RETURN OF THE KEY / PADLOCK OF THE GARAGE AND SECURITY GATE WHERE APPLICABLE.
3. LICENCE
3.1 THE LICENCE MAY BE TERMINATED BY EITHER PARTY BY ONE QUARTER’S NOTICE IN WRITING TO EXPIRE ON A USUAL QUARTER DAY.
4. THE LICENSEE AGREES WITH THE LICENSOR:
4.1 TO KEEP THE INTERIOR OF THE SAID GARAGE IN GOOD AND SUBSTANTIAL REPAIR AND CONDITION AND THE GARAGE FORECOURT IN FRONT OF THE SAID GARAGE CLEAR
OF ANY RUBBISH / WEEDS.
4.2 TO USE THE SAID GARAGE ONLY FOR THE PURPOSE OF A PRIVATE GARAGE AT MY / OUR OWN RISK.
4.3 NOT TO LEAVE / PARK ANY MOTOR CAR OR OTHER VEHICLE STANDING IN ANY RIGHT OF WAY OR ON ANY FORECOURT / YARD TO THE GARAGE OR TO CAUSE ANY
OBSTRUCTION THEREBY.
4.4 NOT TO ASSIGN SUBLET OR PART WITH POSSESSION OF THE GARAGE OR ANY PART THEREOF OR SHARE ITS USE WITH ANYONE ELSE.
4.5 TO PERMIT THE LICENSOR, HIS AGENTS AND HIS WORKMEN TO VIEW THE GARAGE AT ALL TIMES WITHOUT NOTICE TO INSPECT OR CARRY OUT WORK ON THE GARAGE.
4.6 AT THE EXPIRATION OF THIS LICENCE TO RETURN THE GARAGE TO THE LICENSOR OR HIS AGENT IN ACCORDANCE WITH THE TERMS OF THIS AGREEMENT. ANY ITEMS
INCLUDING MOTOR VEHICLES LEFT IN THE GARAGE FOLLOWING TERMINATION WILL BE TREATED AS ABANDONED AND MAY BE DISPOSED OF BY THE LICENSOR OR HIS
AGENT IN WHATEVER MANNER THEY SEE FIT WITHOUT LIABILITY FOR LOSS. THE LICENSOR MAY CHARGE THE FORMER LICENSEE THE FULL COST OF CLEARANCE,
STORAGE OF ANY ITEMS AND THEIR REMOVAL AND DISPOSAL. CLEANING AND REPAIR OF THE GARAGE IF THE LICENSEE FAILS TO LEAVE THE GARAGE IN THE
REQUIRED CONDITION.
4.7 NOT TO STORE IN THE GARAGE ANY PETROL, DIESEL, OIL OR OTHER INFLAMMABLE MATERIALS (SAVE FOR PETROL OR DIESEL IN THE TANK OF ANY CAR OR MOTOR
CYCLE).
4.8 NOT TO LEAVE OR DISPOSE OF ANY WASTE OR REFUSE ON SITE
4.9 NOT TO MAKE ANY ADDITION OR ALTERATION TO THE GARAGE, NOR TO ADD LOCKS OR REMOVE EXISTING LOCKS (UNLESS FAULTY) OR CHANGE KEYS TO THE GARAGE
DOORS WITHOUT THE EXPRESS WRITTEN CONSENT OF THE LICENSOR, DOORS MUST BE KEPT LOCKED WHEN NOT IN USE.
4.10 TO KEEP THE SECURITY GATE TO THE SITE (WHERE AFFIXED) CLOSED AND PADLOCKED EXCEPT DURING VEHICLE ENTRY / EXIT.
4.11 TO MAKE GOOD ANY DAMAGE CAUSED OR DISCHARGE THE COST THEREOF AND KEEP THE DOOR LOCK AND “UP & OVER” DOOR GEAR OR HINGES OILED AND PADLOCKS
SERVICEABLE AND IN WORKING CONDITION AND TO REPORT ANY OBVIOUS DEFECTS BEFORE THEY DETERIORATE. TO BE REPLACED (AT LICENSEES OWN EXPENSE) IF
FAULTY OR DAMAGED. ON EXPIRATION OF THIS LICENCE TO ENSURE THE ORIGINAL PADLOCK IN WORKING CONDITION OR A REPLACEMENT IS LEFT IN REQUIRED
POSITION (FAILURE TO DO SO WILL RESULT IN THE DEPOSIT BEING FORFEITED).
4.12 TO NOTIFY THE LICENSOR OR HIS AGENT PROMPTLY IN WRITING OF ANY ALTERATIONS TO THE LICENSEES NAME, ADDRESS OR TELEPHONE NUMBER IMMEDIATELY BY
RECORDED DELIVERY POST OR ROYAL MAIL SIGNED FOR ON DELIVERY POST.
4.13 THE LICENSEE MUST TAKE REASONABLE PRECAUTIONS TO PREVENT FIRE AT THE PREMISES.
4.14 THE LICENSEE MUST NOT CAUSE OR ALLOW ANYONE ELSE TO CAUSE ANY NUISANCE OR ANNOYANCE AT OR FROM THE GARAGE OR ITS COMPOUND OR CAUSE ANY
DAMAGE TO ANY PROPERTY OR BELONGINGS OF ANYONE ELSE AND MUST MAKE GOOD ANY DAMAGE SO CAUSED.
5. IT IS UNDERSTOOD AND AGREED:
5.1 THE LICENSOR AND HIS AGENT ACCEPTS NO RESPONSIBILTY FOR ANY LOSS OR DAMAGE CAUSED OUTSIDE OF THEIR CONTROL TO THE LICENSEE, HIS INVITEES AND
THOSE PERMITTED BY HIM TO ENTER THE GARAGE OR THE COMPOUND OR HIS OR THEIR PROPERTY.
5.2 IF THE CHARGES FOR THE USE OF THE GARAGE SHALL BE IN ARREARS FOR SEVEN DAYS OR MORE AFTER THESE HAVE BECOME DUE (WHETHER FORMALLY DEMANDED
OR NOT) OR IF THE LICENSEE SHALL FAIL TO PERFORM OR OBSERVE ANY OF THE OTHER AGREEMENTS CONTAINED IN THIS AGREEMENT THE LICENSOR OR HIS AGENT
MAY GIVE WRITTEN NOTICE TO THE LICENSEE SPECIFYING SUCH BREACH OR NON COMPLIANCE AND IF THAT BREACH OR NON COMPLIANCE IS NOT THEN FULLY MADE
GOOD WITHIN SEVEN DAYS OF THE DATE OF GIVING SUCH NOTICE THE LICENSOR MAY END THIS AGREEMENT BY WRITTEN NOTICE TO THE LICENSEE AND RE ENTER
AND TAKE BACK POSSESSION OF THE GARAGE. AT THAT POINT THE LICENSEES RIGHT TO USE THE GARAGE SHALL END BUT THIS WILL NOT END THE LICENSOR’S RIGHT
TO RECOVER ANY CHARGES DUE FOR THE USE OF THE GARAGE THAT ARE UNPAID OR FOR ANY OTHER BREACH OF THE LICENSEE’S OBLIGATIONS IN THIS AGREEMENT
OR END THE LICENSEE’S RIGHT IN RESPECT OF ANYTHING THAT OCCURRED BEFORE THIS AGREEMENT ENDED.

5.3 WHEN THIS LICENCE AGREEMENT ENDS THE LICENSEE MUST LEAVE THE GARAGE CLEAR OF ANY CONTENTS INCLUDING RUBBISH AND UNWANTED ITEMS AND RETURN
ALL KEYS TO THE LICENSOR OR AS REQUESTED TO HIS AGENT. IF THE PERIOD OF THIS LICENCE HAS ENDED CLEARANCE TO BE ARRANGED BY THE LICENSEE BY FIXED
APPOINTMENT WITH THE LICENSOR OR HIS AGENT TO GIVE ACCESS TO THE FORMER LICENSEE FOR CLEARANCE TO TAKE PLACE. IF THE GARAGE HAS NOT BEEN
CLEARED WITHIN SEVEN DAYS OF THE DATE WHEN THIS LICENCE AGREEMENT ENDS THE CONTENTS OF THE GARAGE SHALL BE TREATED AS ABANDONED AND THE
LICENSEE AGREES TO RELINQUISH ALL RIGHTS TO ANY GOODS OR THE CONTENTS OF THE SAID GARAGE. ANY COST OF CLEARANCE, STORAGE OF ANY ITEMS, AND
THEIR REMOVAL AND DISPOSAL, CLEANING AND MAKING GOOD SHALL BE PAYABLE BY THE LICENSEE AND MAY BE DEDUCTED FROM THE DEPOSIT AND/OR THE
PROCEEDS OF SALE OF ANY ITEMS LEFT IN THE GARAGE.
5.4 ALL REQUESTS TO EXTEND THE LENGTH OF A LICENCE AFTER NOTICE HAS BEEN GIVEN TO TERMINATE MUST BE APPLIED FOR IN WRITING PRIOR TO THE EXPIRATION
OF THE NOTICE PERIOD CURRENTLY IN FORCE AND DOES NOT AFFECT THE VALIDITY OF THE LICENSORS NOTICE.
5.5 NOTICES FROM THE LICENSOR OR HIS AGENT ADDRESSED TO THE LICENSEE SHALL BE VALID AND BINDING IF LEFT AT OR SENT TO THE LICENSEE AT HIS
ADDRESS AS LAST KNOWN TO THE LICENSOR OR HIS AGENT. ANY SUCH NOTICE SHALL BE DEEMED SERVED AT THE TIME OF DELIVERY IF DELIVERED BY HAND
AND IF SENT BY FIRST CLASS PREPAID LETTER POST TWO CALENDAR DAYS (THOSE DAYS NOT TO INCLUDE ANY DAY THAT IS A SUNDAY OR PUBLIC OR BANK
HOLIDAY DAY IN ENGLAND) AFTER THE DAY OF POSTING.
5.6 NOTICES FROM THE LICENSEE TO THE LICENSOR OR HIS AGENT TO BE VALID MUST BE IN WRITING AND MUST BE SENT BY ROYAL MAIL RECORDED DELIVERY
OR REGISTERED OR SIGNED FOR O N DELIVERY POST TO THE LICENSOR OR HIS AGENT AT OR TO SUCH OTHER ADDRESS AS THE LICENSOR OR HIS AGENT
NOTIFIES IN WRITING AS THE ADDRESS FOR THE SERVICE OF NOTICES ON THE LICENSOR. THE LICENSEE SHOULD RETAIN PROOF OF POSTING. TO PROVE
VALID SERVICE THE LICENSOR OR HIS AGENT MAY REQUIRE THE LICENSEE TO PRODUCE EVIDENCE ISSUED BY THE ROYAL MAIL OF POSTING OF SUCH NOTICE IN
THIS WAY.
