Under the instructions from my client Smt. Kulsoom Noorjahan


wd/o Late. Najmuddin Ahmad r/o 57 Sabzi Mandi Prayagarj. I am to
write to you as follows :-

1. That my client aforesaid is co-sharer of House No. 216/252


Shahganj Prayagraj as well as your landlady of the aforesaid
house and you are a tenant in a portion of the House No.
216/252 Shahganj Prayagraj comprising 1 big hall which was
covered by the tiles (khaprails) and was in a very bad
condition and you used to pay the rent Rs. 300 per month
and my client was interested to get the possession of the
said hall but on your request to vacate the said hall after
getting the alternative arrangement .
2. That on moral ground and on your request the said tiles was
removed and a tinshed was kept in place of the said tiles and
the rent was enhanced from Rs. 300 per month to Rs. 600
per month and as such you had been paying the rent to my
client at the rate of Rs.600 per month with effect from
1.1.2007 and in the said hall you have been residing as a
tenant and a portion of said house is being used as a room
and some other portion is used for the purpose of the
kitchen and bathroom and some open portion is being used
as courtyard .
3. That in the month of June 2009 you have kept as sub-
tenant the noticee No.2 and you are gaining unlawful gain
from noticee No.2 without getting written permission from
my client .
4. That you are habitual defaulter in payment of rent and you
have not paid any rent from 1.6.2010 to my slient inspite of
repeated requests and demands of my client. You noticee
no. 1 is only tenant of my client and your tenancy
commences from the first day of each English calendar
months and expires on the last day of the same month , now
my client does not want to keep you tenant as you have
taken the law in your own hands , in as much you have given
a portion of the said house to noticee no. 2 Smt. Najma
without getting written permission from my client and you
are gaining unlawful gain from the noticee no. 2.

You noticee no. 1 take notice that you pay the entire
arrears of rent alongwith Rs.2000 as the cost of this notice to
my client within a month from the receipt of this notice. You
further take notice that your tenancy is hereby terminated u/s
106 of T.P.Act , you are required to vacate the said house and
deliver the vacant possession to my client just after the expiry
of thirty days from receipt of this notice. Failing which I have
instructions to file a case against you and noticee no. 2 the sub-
tenant who is unauthorized occupant of the said house in the
competent court of law and in that case you shall be held
responsible for all the consequences thereof.
