TECHNICAL SPECIFICATIONS
 GENERAL CONDITION
 The Drawing and Specifications are complimentary and supplementary to each other.
Anything mentioned in the specifications but not shown in the drawings or vice-versa shall be
of effect as if mentioned in both.
 All drawings are done according to scale. Numerical values are indicated in drawings. But if
there are indicated numerical values drawings shall be measured by the scale, But if there is a
discrepancy, the numerical value indicated are to be followed instead of the scale.
 All works mentioned herein shall be final. Any revisions to be done shall be settled between
the owner and the Engineer in charge of the construction.
 INTERIOR FINISH

 Paint shall either be Boysen or any approved equivalent brands.

 Floor finishes shall be as follows:
 Main area using 60 x 60cm Homogeneous tiles

 Toilets & Countertop Using 30 x 30 homogenous tiles

 Ceiling finishes shall be as follows:
 19mm gypsum boards on metal framing
 ELECTRICAL WORKS

 All electrical wires shall be of standard type (PHILFLEX or equivalent).

 All electrical conduits shall be flexible type (MOLDIFLEX or equivalent).
 Switches, convenience outlets including plates shall be NATIONAL or equivalent.
 Circuit Brakes shall be GENERAL ELECTRIC or equivalent.

 PLUMBING WORKS
Pipes and Fittings -
Waterlines – ., use PPR PN20
Elbows, tees, unions, valves and fittings - use PPR PN20
Sewer and storm drainage– series 1000 only
Sanitary Vent Pipe, sewer & storm embedded at ground - PVC pipes, series 1000 only
Miscellaneous -
Floor Drains - heavy-duty stainless strainer, with flapper only. Those at shower area, provide
basket strainer.
Clean Out Cover – must be of brass material except for ceiling-mounted clean-out, wherein PVC
shall be used. For septic tank, use countersunk CO. (brass).
Air Chamber (300 mm. long) shall be provided for all waterline outlets; all necessary fittings shall
be provided.
Air Vent – use Studor from Camp Marketing.
 DOORS AND HARDWARE

 All locksets shall be SCHLAGE or approved equal.

 Main Entry Door: Glass Door with fixed glass curtain wall
 All hinges shall be of quality, loose pin type, STANLEY or equivalent
 PAINTS & VARNISHES
1.) Unless specified all brand of paint shall be Boysen or Dutch Boy
2.) All exposed wood work shall be applied first with wood stain.
 Sanding is an essential part of painting works. Therefore, all cracks joints and nails shall be
glued and concealed first with wood filler.
  Paints shall be applied in three coats.
*Masonry Surfaces Acrylic paint semi-gloss
*Wood & Metal Surfaces Quick Drying Enamel & Varnish
*Ceiling Flat Wall Enamel

* MECHANICAL

SPECIFICATIONS FOR FANS AND BLOWERS

* Type: Centrifugal, in-line AXIAL FLOW FANS, Duct fans and propeller fans shall be of the type as
indicated on Drawings and identified in Schedule of Quantities.
* Capacity: The air-moving capacity of fans shall be as shown on Drawings and in Schedule of Quantities.
* Exhaust Blower: Exhaust blowers shall be complete with motor, with impeller and should be direct
driven fan. The motor shall be suitable for outdoor application. The motor should have maintenance free
bearings. 5 Performance Data: All fans shall be selected for the lowest operating noise level. Capacity ratings,
power consumption, with operating points clearly indicated, shall be submitted and verified at the time of
testing and commissioning of the installation.
* Testing: Capacity of all fans shall be measured by an anemometer. Measured air flow capacities shall
conform to the specified capacities and quoted ratings. Power consumption shall be computed from
measurements of incoming voltage and input current.

SPECIFICATIONS FOR PIPING

Refrigerant Piping:
All refrigerant piping for the air conditioning system shall be constructed from soft seamless up to 19.1mm and
hard drawn copper refrigerant pipes for above 19.1mm with copper fittings and silver-soldered joints.
Refrigerant Pipe Insulation
The whole of the liquid and suction refrigerant lines including all fittings, valves and strainerbodies, etc. shall be
insulated with 19mm /13 mm thick elastomeric nitrile rubber ClassI as specified in BOQ.

* FIRE PROTECTION

Piping
i. Type – ERW, ASTM A -120 or A-53
ii. Minimum Wall Thickness – Schedule 40
iii. Joints Threaded joints for pipe sizes 50mm and smaller. Welded or flange joints for pipe sizes 63mm and
bigger.
iv. Fittings – Malleable iron ANSI B 16.3 for threaded fittings; Steel ANSI B 16.5 for welded fittings and steel
flange.
v. Valves – Bronze ASTM B 62, 1200 Kpa for sizes 50mm and bigger UL listed
Gate Valves – O S & T type
Valves – Bronze, ASTM B 62 1200 Kpa for sizes
Pressure Rating – 1200 – Kpa
i. Type –Solder Type
ii. Size -12mm orifice dia. with k=5.6 minimum
iii. Temperature rating – 74 c general area 100 c for
high temperature area
iv. Model-Pendent –recessed type, chrome finish
