TECHNICAL SPECIFICATIONS
I. GENERAL CONDITION
1.) The Drawing and Specifications are complimentary and supplementary to each
other. Anything mentioned in the specifications but not shown in the drawings or
vice-versa shall be of effect as if mentioned in both.
2.) All drawings are done according to scale. Numerical values are indicated in drawings.
But if there are indicated numerical values drawings shall be measured by the scale,
But if there is a discrepancy, the numerical value indicated are to be followed
instead of the scale.
3.) All works mentioned herein shall be final. Any revisions to be done shall be settled
between the owner and the Engineer in charge of the construction.
1.) All trenches shall be brought true to line and grade as mentioned in the drawings.
Bottom shall be solid and undisturbed compaction.
2.) Before the laying of earth fill, all footings and ground beams are firmly established
as indicated in the drawings.
3.) In case of loose soil that the Engineer found to be unsuitable to hold the
foundations, all areas affected shall be subjected to further excavations and shall be
replaced by suitable earth, well compacted until the desired consistency is reached.
1.) All concrete shall be done in accordance with the required strength as mentioned:
A. Concrete Mixed
Concrete Pedestal and Footing 4000 psi
Footing 4000 psi
Slab on fill 4000 psi
Others 4000 psi
B. Materials
Cement shall be Portland type.
Coarse aggregates shall be crushed ¾”
Fine aggregates shall be washed-quality, free from impurities.
2.) Before the pouring of all foundations, all trenches shall be thoroughly compacted,
filled with four inches thick of aggregates and free from impurities.
3.) Concrete shall be kept moist for a minimum of seven (7) consecutive days
immediately after pouring by the use of wet burlap, fog spraying, or other approved
methods.
2.) Before any concrete is poured, all rebars shall be cleaned free from mills, rusts,
scales, and other imperfection that may lose bond.
3.) All rebars shall be connected to each other by G.I. Tie Wire gauge 16 done properly
and twisted.
5.) Splices shall be securely wired together and shall lap or extend in accordance with
the minimum splice and anchorage length requirements.
V. STRUCTURAL STEEL
1.) Materials
A. I-Beams
Steel to be used for fabrication and erection of the structure shall comply with
all the pertinent provisions of AISC Specifications for its design.
B. Bolts
All bolts, nuts and washers shall conform to A325 or A307 unless otherwise
indicated.
C. Welds
All welds shall be in accordance with AWS Structural Weld Code, for shielded
metal arc welding process. Electrodes shall conform to AWS AS-1.
2.) Fabrications
A. All welded connections shall develop the full strength of the members
connected. The minimum length of fillet weld shall not be less than 4 times this
nominal size, where intermittent welds may be used. The length of segment
shall not be less than 4 times the weld size with minimum of 40mm.
B. Side of end fillet welds terminating at ends or sides shall be returned
continuously for a distance not less than twice the nominal size of the weld.
C. The maximum edge distance from bolt center shall be 12 times the thickness of
the plate but not to exceed 50mm.
D. The frame of steel structure skeleton shall be carried up true and plumb within
the limits, thus, temporary bracing shall be provided to resist all loads, as
defined in AISC Code of Standard Practice.
1.) All exterior surfaces shall be of plain cement finished, trowel-smoothed and ready
to accept coats of paint.
2.) The general finishing material for all exterior masonry surfaces shall be Acrylic Latex
Paint either by Boysen or any approved equivalent brands.
2.) All exposed wood work shall be applied first with wood stain.
1.) Sanding is an essential part of painting works. Therefore, all cracks joints and nails
shall be glued and concealed first with wood filler.
X. TOILET FIXTURES
Water Closet and Urinals by HCG or approved equal.
B. Pipe Laying
Pipe in trenches shall be laid true to line and grade on a stable or suitably
prepared foundation, each section of the pipe being bedded and bottom of the
trench shaped to fit the lowest quadrant of the pipe circumference.
Pipes shall not pass through columns, footings, beam, except noted on the
drawings.
C. Backfilling
After pipe lines have been tested, inspected and approved by the Architect
and prior to backfilling, all forms and bracing shall be removed and the
excavation shall be cleaned from trash and debris.
D. Materials
All materials to be used shall conform with the standard below:
1. Sanitary Pipes and Fittings
PVC Pipes - Emerald or approved equal
2. Hot and Cold Water System
PPR Pipes - Emerald or approved equal
