PROJECT: PROPOSED TWO-STOREY RESIDENTIAL BUILDING

LOCATION: LINAO, MINGLANILLA CEBU
SUBJECT: CONSTRUCTION SPECIFICATIONS

I. GENERAL CONDITIONS
All parts of the construction shall be finished with first class workmanship, to
the fullest talent and meaning of the plans and these specifications, and the
entire satisfaction of the Architect/Engineer and the owner.
The construction shall conform to all the requirements of National Building
Code, as well as the local rules and regulations of the Municipality/City Linao,
Minglanilla Cebu. Philippines.

II. CLEARING THE SITE


The building lines shall be staked out all lines and grades shown in the drawing
established before any excavation is started. Batter boards and reference
marks shall be erected at such places where they will not be disturbed during
the excavation of the building.

III. EXCAVATION
All excavations shall be made to grade indicated in the drawings. Where the
building site is covered with any kind of fill, the excavation for footings should
be made deeper until the stratum for safe bearing capacity of the soil is
reached. Whenever water is encountered in the excavation process, it shall be
removed by bailing or pumping, care being taken that the surrounding soil
particles are not disturbed or removed.

IV. BACKFILLING
After concrete for foundations reached the curing period to withstand pressure
resulting from fills, the materials removed from excavations shall be used for
backfills around them. Backfills shall be placed in layers not exceeding 150mm
in thickness, and each layer shall be thoroughly compacted wetting, tamping
and rolling.
V. FORMS AND SCAFFOLDINGS
All forms for concrete shall be properly braced or connected together so as to
maintain the correct position and shapes of the concrete members. Forms
shall be constructed sufficiently tight to prevent bulging and seepage of water.
Forms shall not be removed until the concrete has attained sufficient strength
to support its own weight and any loads that may be placed on it. Scaffoldings
must be properly braced to prevent accidents. Scaffolding materials may be
lumber or steel.

VI. CIVIL/STRUCTURAL WORKS

A. CONCRETE WORKS
All concrete shall be mixed thoroughly until there is a uniform distribution of
the cement and aggregates and should be deposited as nearly as practicable
in its final position, care being taken to avoid segregation of the aggregates.
Water to be used for mixing concrete shall be clean and free from injurious
amount of oil, acids, alkalis, salts, and other organic materials. All reinforced
concrete columns, beams, and slabs shall be according to design as shown on
plan.
Materials, Portland cement ASTM C 150, Type I, Sand ASTM C 897
i. Foundations – The mixture to be used for the foundation shall
be of class “A” (1:2:4).
ii. Flooring – Ground floor flooring shall be 500 mm thick concrete
slab with 10 mm reinforcing bars spaced at 0.60 m on center both
ways with plain finished. Second floor flooring shall be 100 mm
thick concrete slab with reinforcing bars spaced indicated at the
schedule or plan.
iii. Wall – Four inches of CHB (concrete hollow blocks) shall be used
with rough plaster cement finished inside and outside surface.
iv. STEEL REINFORCING BARS - All steel reinforcing bars to be
used in this construction shall consist of round deformed bars with
lugs or projections on their sides to provide greater bond between
the concrete and steel. All steel reinforcing bars to be used shall
be grade 40 with Fy=275 Mpa.
All steel reinforcing bars shall be accurately placed and secured
against displacement by tying them together at each bar
intersection with Gauge no.16 galvanized iron wire. The steel
reinforcing bars indicated for footings, columns, slabs, beams,
girders, and other concrete members shall conform to the
number, size and spacing as indicated in the drawings or schedule
of steel reinforcements. No metal reinforcement shall be installed
in place unless it is free from rust, scale, or other coatings, which
will destroy or reduce the bond with concrete.
v. Curing - All concrete shall be cured to moisture for a period of at
least seven (7) consecutive days by an approved method or
combination applicable to local conditions
vi. Finishing - Concrete surfaces shall not be plastered unless
otherwise specified. Exposed concrete surfaces shall be shaped
with plywood, and after removal of shapes, the surfaces shall be
smooth, properly contoured, and in perfect shape, except for
minor imperfections which may be readily apparent. Easily
patched with cement mortar or can. Sanded on a smooth surface
to remove all joints in the formwork.

B. MASONRY WORKS
i. Masonry Units (CHB): 100mm thick for all interior walls and exterior
walls unless otherwise indicated.
Use 400 psi for non-load bearing blocks and 700 psi for load bearing
blocks where required.
When full-height walls are constructed of hollow concrete blocks, they
shall extend to the bottom of the beam or slab, unless otherwise
indicated on the plan. Provide reinforced columns and beams as
specified in structural drawings or as specified or deemed necessary to
ensure wall stability due to height and other considerations.
ii. Sand: S-1, washed, clean and greenish in color.
iii. Mortar: One part "Portland” cement and two parts sand and water
but not more than three parts sand and water.
iv. Plaster bond: Apply plaster bond to all wall area.

C. ROOFING WORKS
i. The roof shall be covered with Ga. 2 pre-painted G.I. rib-type roofing
sheets as shown on the plans. The roofing shall be secured to the purlins
with min. 2 '/” max. 3’ long-Tek screws. Ridge rolls, hip rolls and valleys
to be used shall be those compatible with the Ga. 2 pre-painted G.I. rib-
type roofing sheets. They will overlap the roofing sheets by at least
250mm. Rib rolls, side rolls and frills must be riveted to the roofing
sheets.
ii. The roof shall be covered with 6 mm thick Rib-type polycarbonate
sheet, as shown on the diagram. The visor shall be attached to the purlin
by min. 2'/> "Max. 3" length Tek screw. The groove rolls, side rolls and
grooves used must be those compatible with 6mm thick polycarbonate
sheets. They will overlap the roofing sheets by at least 250mm. Rib rolls,
side rolls and frills must be riveted to the roofing sheets.
iii. All roofing adjacent to hollow concrete blocks and other masonry
walls, such as the fire poles on Property, will be G.I. 26 gauge 26 pre-
painted flashes to extend to the top of and on the other side of the wall.
All fasteners must be placed on the folds of the roofing sheets to prevent
water from pooling around the braces.

ROOFING MATERIALS

This Item shall consist of furnishing all plant, equipment, tools, materials
and labor required to perform and complete the corrugated metal
roofing, together with related accessories such as ridge, hip rolls,
valleys, gutters, flashings, straps and rivets, soldering and downspout
when called for on the Plans all in conformity with this Specifications.

MATERIAL REQUIREMENTS
Corrugated Galvanized Iron
• Corrugated galvanized iron (G.I) sheets, including plain G.I. sheets for
roofing accessories, shall be cold-rolled meeting ASTM-153 and with
spelter coating of zinc not less than 0.381 kg/m²
• Unless otherwise specified or shown on Plans, roofing sheets shall be
0.50 mm thick provided in long span sizes to minimize end lapping.
C. Sheets shall weigh not less than 4.14 kg./m² and shall be marked or
stamped showing the thickness, size, amount of zinc coating, brand and
name of manufacturer.
• Test specimens shall stand being bent through 180° flat on itself without
fracture of the base metal and without flaking of the zinc coatings.

ROOF ACCESSORIES

• Strap Fasteners shall be 0.50 mm thick by 2.5 cm. wide and sufficiently
long to bend up to the opposite face of the purlins with corners chipped
off at the riveting ends.
• Rivets and washers shall be galvanized mild iron and shall not be less
than 5 mm diameter and 10 mm length.
• Washers shall not be less than 1.5 mm thick and 20 mm in outside
diameter and shall provide snug fit to the rivet.
• Soldering lead shall have a composition of 50 percent lead, conforming
to ASTM B-32. Rivets and burrs for lap joints of gutters, downspouts
and flashings shall be copper or aluminum not less than No. 8 or
3.175mm diameter.
• Ridge, hip rolls, valleys, flashings and counter flashings, gutters and
downspouts, whenever required, shall be fabricated from plain G.I.
sheets gauge No 26
• Gutters and downspouts shall be 0.60 mm thick unless otherwise
specified on plans. Wire basket strainers shall be gauge 14, galvanized,
aluminum or stainless steel.
• If stainless steel is specified for gutter and flashings, use gauge 24, 0.60
mm thick plain sheet with standard commercial size of 120 cm. x 240
cm. cut to sizes for fabrications.
• Roof ventilators, whenever required, shall be fabricated from gauge 26
0.50 mm thick plain G.I. sheets and constructed to the dimensions and
details shown on Plans.
• Bending of plain G.I. sheets for various accessories shall be done by
machine press. Hand bending shall not be permitted.

D. WATERPROOFING
i. Water proofing: Furnish all labor, materials, equipment, plant and
other facilities required to complete all Water proofing work as shown
on the drawings and herein specified. All applications shall be strictly
performed by an approved waterproofing Contractor.
ii. Testing: Test waterproofed area by seventy-two (72) hours and
check for any seepages.
E. FENCE
i. Fence Wall Footing: Concrete hollow block of 4-inch thickness shall
be used with plain cement finish.
ii. Exterior Steel Bars: The exterior steel bars to be used will be
50x50x8 Angle bar for the rails. Another 50x8 square bar will be used
for the gate.
iii. Bolts: Ten (10) bolts will be used on the gate. Four (4) bolts on the
corner of one gate, and one (1) bolt for the center.

VII. Architectural Works

i. TILE WORKS
• Both broken and unbroken old tiles must be chip-off
• Surface should be smoothen & clean.
• Ceramic tiles shall be soaked in clean water prior to installation.
• Lay the tiles true to profile as specified in the plan

ii. FABRICATED DOORS & WINDOWS


• All doors and windows must be in approved quality as specified in the
plan and program of works.

Install wood doors to comply with manufacturer’s written


instructions, referenced quality standard, and as indicated on
drawings. PVC door shall be in quality standard “POLY DOOR” brand
or approved equivalent

WINDOWS: All windows are made of steel and glass material with
steel casing. The window types are of sliding type with number of
panels in accordance with the schedule of windows in the
Architectural plan.
DOORS: The door material is wood for D1-D3 and with steel casing
for D4. D1, D2, D4 are of panel type and D3 is of Flush type. All
except D4 are of swing type in which D4 is of sliding.

iii. PAINTING WORKS


• All primers, thinners and fillers, as well as waterproofing agents for
internal and external application must be of the same brand as the
specified material. Application should be in accordance with the paint
manufacturer's specifications and recommendations.
• All applications and methods used must strictly follow the
manufacturer's instructions and specifications.
• All surfaces, including masonry, must be thoroughly cleaned,
plastered, sanded, sanded, and polished; masonry wall should be
treated with Neutralizer.
• All exposed finishes, fixtures and fittings, glass and the like must be
suitably protected from contamination of paint and other painted
materials prior to painting.

MATERIAL REQUIREMENTS
• All paint materials shall meet the requirements of the Standard
Specifications of the Standardization Committee on supplies.
• All paint materials shall be delivered on the job-site in their original
containers with labels and seals unbroken.
• Manufacture or brand of painting materials to be used shall either be
Dutch Boy, Davies, Boysen or any equivalent approved by the
designing Architect.
• Tinting colors shall be first grade pigments ground in alkyd resin,
which disperse and mix easily with paint to produce the colors
desired.
• Patching compound shall be fine powder material that can be mixed
into putty consistency with oil base primers and paints to fill minor
surface dents and imperfections.
• Wood paste filler shall be quality filler ready mixed in can for filling
and sealing open grains of interior wood. It shall produce a level finish
for succeeding coats of paint, varnish or lacquer and other related
products.
• Wood stain shall contain colored pigments and oil which penetrate
the wood and provide a rich and lasting protective stain.
• Varnish shall be extremely durable clear coating, highly resistant to
wear and tear without cracking, peeling, whitening, spotting, with
minimum loss of gloss for a maximum period of time.
• Lacquer shall be clear gloss, solid nitrocellulose base specially
formulated for use in the tropics. It shall exhibit fast solvent release
and dries to a hard but flexible film with high gloss effect.
• Sanding sealer shall be quality sealer for wood surfaces that provides
a non-absorbent base for color treatment which are applied on it. It
shall exhibit good hold out and sealing properties, fast drying and
easy to smooth by sandpaper.
• Glazing Putty shall be an alkyd-type product for filling minor surface
unevenness.
• Concrete Neutralizer shall be quality surface conditioner to be diluted
prior concrete surfaces improving paint adhesion and durability.

V. SANITARY / PLUMBING WORKS


i. Comply with the authority's current applicable codes,
ordinances, and regulations. Authorities with jurisdiction, utility
company rules, regulations, and requirements
ii. Supply, installation and testing of the following:
• Complete potable water supply system, including but not limited to
submittals, shop drawings, piping, water meters, valves, bibbs,
insulation, and any accessories required for the system to be
complete and operational.
• ii. Water service connections include, but are not limited to, water
meters, float valves. All other work is related to ensuring the full
operation of the water supply system.
• iii. Complete floor drain and ventilation system in every respect
including but not limited to existing drain connections, submissions,
shop drawings, pipes, fittings, valves, sanitary, drains etc. Completed
and working.
• iv. Complete stormwater drainage system in all respects, including
but not limited to connection to existing stormwater system,
supplies, shop drawings, piping, fittings, valves, sanitary, sewer
groove, etc. Complete and active.
iii. Fabrication and installation methods should be consistent with
modern best practices. Employ qualified workers to perform the work
under the direct supervision of qualified personnel.
iv. All equipment and facilities must meet or exceed the minimum
requirements of standard and code as specified in the work plan and
schedule.
v. Where such an approved deviation requires a quantity and
arrangement of materials and equipment different from those originally
specified or shown on the drawings, the Contractor shall supply and
install such materials and installations free of charge.
vi. Equipment lists and manufacturer specifications must be submitted
for review and details must be submitted for approval prior to ordering
equipment.
vii. This shall include all information necessary to ensure that the
equipment conforms to this specification and the drawings. General
catalog and sales data will not be accepted.
viii. All materials, equipment, components and accessories must be
delivered to the location in new condition, properly packed and
protected to prevent damage or contamination or deformation,
breakage or structural deterioration. Structures due to handling,
weather, or other circumstances, and where possible, they should be
stored in the packing boxes or in approved protective envelopes until
they are used.
ix. Any item damaged during manufacturing, or in transit, or on-site
during storage or during assembly must be removed and replaced free
of charge.
x. Cleaning and rinsing should be done in sections when the installations
complete.
xi. The contractor shall perform a hydraulic test on the complete
plumbing and drainage system to demonstrate that it is in proper
working order according to the requirements of this specification and
local regulations.

VI. ELECTRICAL WORKS


i. Comply with applicable rules, ordinances and regulations of the
competent or competent authority, utility company rules, regulations
and requirements (as applicable).
ii. Drawings, specifications, codes and standards are the minimum
requirements. As the requirements differ, the more stringent applies.
iii. All equipment and facilities must meet or exceed minimum standards
and regulatory requirements.
iv. Work carried out in accordance with commercial best practices
thoroughly, methodically and professionally by qualified craftsmen.
v. When tests and inspections are completed, a label must be affixed to
all tested equipment. The label must show the name of the testing
company, the date the test was performed, and the initials of the person
performing the test.

VII. PANELBOARDS
• Fabricate and test panelboards according to IEEE 344 to withstand
seismic forces defined in Division 16 Sections 16073 and 16074
"Hangers and Supports for Electrical Systems and Vibration and
Seismic controls for Electrical Systems" respectively.
• Enclosures: Flush, Surface, Flush- and surface-mounted cabinets.
• Rated for environmental conditions at installed location.
a. Indoor Dry and Clean Locations: NEMA 250, Type 1.
b. Outdoor Locations: NEMA 250, Type 3R.
c. Kitchen and Wash-Down Areas: NEMA 250, Type 4X, stainless
steel.
d. Other Wet or Damp Indoor Locations: NEMA 250, Type 4.
e. Indoor Locations Subject to Dust, Falling Dirt, and Dripping
Noncorrosive Liquids: NEMA 250, Type 5 or Type 12.
• Front: Secured to box with concealed trim clamps. For surface-
mounted fronts, match box dimensions; for flush-mounted fronts,
overlap box.
• Hinged Front Cover: Entire front trim hinged to box and with standard
door within hinged trim cover.
• Skirt for Surface-Mounted Panelboards: Same gage and finish as
panelboard front with flanges for attachment to panelboard, wall, and
ceiling or floor.
• Gutter Extension and Barrier: Same gage and finish as panelboard
enclosure; integral with enclosure body. Arrange to isolate individual
panel sections.
• Finishes:
a. Panels and Trim: Steel and galvanized steel, factory finished
immediately after cleaning and pretreating with manufacturer's
standard two-coat, baked-on finish consisting of prime coat and
thermosetting topcoat.
b. Back Boxes: Galvanized steel same finish as panels and trim.
c. Fungus Proofing. Permanent fungicidal treatment for
overcurrent protective devices and other components.
• Directory Card: Inside panelboard door, mounted in transparent card
holder metal frame with transparent protective cover.
• Incoming Mains Location: Top or Bottom.
• Phase, Neutral, and Ground Buses:
• Material: Hard-drawn copper, 98 percent conductivity.
• Equipment Ground Bus: Adequate for feeder and branch-circuit
equipment grounding conductors; bonded to box.
• Neutral Bus: 100 percent of phase bus 4. Extra-Capacity Neutral Bus:
Neutral bus rated 200 percent of phase bus and UL listed as suitable
for nonlinear loads.

VIII. TILEWORKS
This Item consist of furnishing and installing of wood tiles on the area
indicated on the Plans and in conformity with this Specifications.

MATERIAL REQUIREMENTS
• Wood tile flooring shall be Narra, Tanguile, or other approved specie,
kiln dried of having not more than fourteen percent (14%) moisture
content and of the best quality manufactured locally.
• Wood tile shall have a minimum dimension of 15.0 x 15.0 x 20.0 cms.
Two ply pieces shall be prefabricated by the manufacturer into
rectangular, square or other block shapes as designed and secured
together by wood splints, set into ends or sides.
• Adhesive shall be waterproof glue. The consistency of the adhesive shall
suit local conditions at the time of laying out and the quality of the
adhesive shall be such as to bind the wood tiles permanently to the sub-
floors.

CONSTRUCTION REQUIREMENTS

No tile work shall be started until plastering of the interior wall surfaces
has been completed and dried; windows and glazing installed, and
exterior doors are mounted and completely operational.
INSTALLATION
• Before wood tiles are laid, the sub-floors shall be perfectly dry,
thoroughly cured, level and true to lines and elevation as required on
the Plans.
• Wood parquet tiles shall be installed by the manufacturer because this
type of job being a specialty trade need to assure the type of adhesive
to be used; the proper equipment and tools; the guarantee of quality
and workmanship and other considerations of which, the following
installation instructions shall be followed strictly.
• Provide adequate cross ventilation as a drying aid during the installation
of the wood tile.
• Clean thoroughly the area over which wood tile will be installed and
make certain that the surface over which the material will be held is dry.
• Plan and mark carefully the installation layout.
• Spread enough adhesive to permit the laying of 2 to 3 wood tile blocks
at a time beginning at the starting lines marked.
• Lay the wood tile on surface coated with adhesive and apply hard
pressure to set the materials firmly. After laying, dampen the gummed
paper then pull it off.
• Adjust when necessary, any individual fillets without decreasing the
spacing between individual fillets.
• Allow a drying period of 24 hours; then smooth surface using an electric
sanding machine with the proper number of sand paper grit.
• Seal all defects exposed upon the process of sanding if manageable,
otherwise, the defective wood tiles shall be removed and replaced with
new wood tiles without extra cost.
• Whenever necessary, scrape carefully with a hand scraper tool and
thoroughly sandpaper smooth works near to walls, corners and other
parts which cannot be reach by the electric sanding machine.

IX. Submittals
The following submittals shall be made 30 days prior to the start of
construction. In addition, the contractor shall provide a list of successfully
completed projects along with related project references.
Geotechnical Reports – A geotechnical report prepared in accordance with
local regulatory and industry standards shall be submitted for wall areas
including any required slope stability analyses results.
Plans – Engineering drawings, cross-sections, elevations, and large-scale
details of elevation, typical sections, details, and connections. Plans shall
be stamped and signed by a registered and qualified professional engineer.
