CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT made and entered into in Bacolod City, Philippines, this
________________ by and between:

FREDDIE P. SERRADOR and ANNABELLE S. SERRADOR, both of legal age,


married and residents of Escalante City, Negros Occidental, herein after referred to as
the SELLERS/VENDORS;

- AND –

ROVEL Y. CONTIGA and BERNA M. CONTIGA, both of legal age, married and
residents of Escalante City, hereinafter referred to as the BUYERS/VENDEES;

WITNESSETH THAT:

WHEREAS, the SELLERS/VENDORS are the absolute and registered owner of


a lot located at Purok Linao I, Brgy. Washington, Escalante City, Negros Occidental,
with an area of 760 square meters, more or less, covered by TCT No. 091-2019000170
issued by the Registry of Deeds, Province of Negros Occidental;

WHEREAS, the BUYERS/VENDEES would like to avail the said property through
PAG-IBIG;

WHEREAS, the SELLERS/VENDORS are willing to grant the


BUYER/VENDEE of this request;

NOW THEREFORE, for and in consideration of the foregoing premises, the


SELLERS/VENDORS agree to sell and the BUYERS/VENDEES agree to buy the
above described house and lot under the following terms and conditions:

1. The BUYER/VENDEE shall apply for lot purchase loan with PAG-IBIG in the
amount of One Million Five Hundred Thousand Pesos (PHP1,500,000.00) to
pay the SELLERS/VENDORS for the lot. The proceeds/check of the PAG-IBIG
loan shall be paid to and in the name of SELLERS/VENDORS;

2. For purposes of the loan, the SELLERS/VENDORS shall allow the


transfer of the title in the name of the BUYERS/VENDEES, but only after the
issuance of a letter of guarantee from PAG-IBIG;

3. The capital gains tax and notarial fees shall be to the account of the
SELLERS/VENDORS, while the transfer tax and documentary stamp tax shall
be to the account of the BUYERS/VENDEES. This Contract shall be binding
upon the heirs, successors, executors, administrators and assigns of the
respective parties hereto.
