amptons living is about relaxed, open-plan spaces, coastal colours,
natural textures and just the right amount of luxury. The Hamptons
style is classic and timeless; it is also easily adapted, which
is one of the reasons it continues to be so popular among new
homeowners in Australia. In fact, it’s a style that perfectly suits
the Australian way of life. With our love of the beach and outdoor
entertaining, Hamptons-inspired homes offer us laid-back resort-
style living where we can feel connected to the people and outdoor
spaces around us. The soothing colour palettes, natural materials and elegant
architectural details are perfectly suited to coastal, country or city settings, and
it’s a look of which you will never tire. In this edition, we explore some of the
latest Hamptons home trends from Australian designers and builders.
Everyone has heard of modular homes, but the range of options on offer may
very well surprise you. Today they can be of any size or style, they can be multi-
level and there is a high degree of customisation available to ensure a home
that’s just right for you. Most modular homes can be manufactured in 14 to
16 weeks and once delivered to site, can take as little as a day to re-reconnect.
Other benefits included added quality assurance. With a modular home, the
dwelling is built off-site in a manufacturing facility. The structural units, or
modules, are then split up and delivered by flat-bed trucks to the site where they
are re-joined and the home completed. Each prefabricated module comes with
the walls, floor and ceiling attached, the plumbing and wiring incorporated, and
the essential fixtures and fittings installed. We look at the modular approach to
building and what you have to gain by travelling the prefab route.

he Australian lifestyle is perfectly suited to beachy Hamptons-
style homes. It’s a look that is luxurious but relaxed, with
volume and classic lines that allow for big family living and
the indoor-outdoor lifestyle Australians crave.
“It’s easy to see why Hamptons has been so successful in
Australia with our shared love of indoor-outdoor living and
entertaining,” says Natalee Bowen, Principal, Indah Island
and James Hardie Ambassador. “However, over the years
we’ve adapted the style to our more modern tastes and the environment.
Today, when we look at the homes that inspired us, it’s clear that a new
Australian Hamptons look has emerged.
“A basic tenet of the Hamptons look is reflecting the surrounding
area. In America this means the whites, blues and other coastal
elements, while in Australia, we take this principle and apply it to
our locations. Colour palettes can range from eucalyptus greens and
caramels in rural areas, to shades of grey in cities,” says Natalee.

FIRST IMPRESSIONS
Many are inspired by the classic Hamptons facade that is synonymous
with the seaside communities of New York’s Long Island and all that
goes with it, which means weatherboard cladding, timber windows and
fretwork trims, and a traditional roof of corrugated metal or shingles.
However, these can be substituted for modern, maintenance-free
building alternatives such as a Colorbond roof, aluminium windows with
decorative glazing bars and pre-formed mouldings.
Neutral coastal and country colours help define a Hamptons home so
the facade is generally awash with greys or possibly caramel or neutral
tones, all trimmed in fresh white. White heritage-inspired mouldings,
fretwork and porthole-window louvre vents are classic elements that are
often complemented with sandstone or bluestone feature walling, and
there will probably be a shady verandah, too.

Hamptons homeowners. In Australia, where the look has been made
more accessible, volume builders have figured out how to simplify
the style with token gables.”
TIMELESS INTERIORS
“A Hamptons interior encapsulates relaxed yet sophisticated coastal-
style living,” says Michelle Batchelor, DR Homes’ Style Consultant.
“The classic Hampton interior is dominated by fresh whites with
signature blue accents and natural materials dotted throughout. An
elegant look is achieved by the layering of textures and surfaces,
from detailed mouldings and wall panelling to timber floors.
“While the kitchen is most commonly white, accent colours such
as blue, green or grey are desirable and often applied to a large
island bench with a stone top. Panels and drawers have Shaker-
style profiles in varying levels of detail depending on whether you
are trying to achieve a traditional look or more modern take on the
Hamptons style. Topped with marble benchtops and a splashback
of subway tiles, you have the complete look.”

bright spaces and warm, grounding timber floors. The colour palette is
elegant and plays with warm whites, egg shell beige and natural linen
tones; also dreamy blues and French navy. In living areas you might find
upholstered or leather furniture mixed with rattan seating.
The Australian interpretation of Hamptons sometimes goes a little
bolder with matte black or brushed nickel tapware, and stronger, brighter
paint colour choices for walls, feature wallpapers and furnishings.
ATTENTION TO DETAIL
Architectural detail is the number one design focus — skirting boards,
mouldings and architraves around doors and windows are key to the
Hamptons look. Panelled detail such as wainscoting, ascot panelling
and VJ panelling will feature throughout or at least in key areas such as
hallways and lounge areas.
From the kitchen to the bathroom, laundry and living rooms, built-
in cabinetry is another essential element and one that should have a
consistent look. Timber (or timber-look) flooring is quintessentially
Hamptons, in either a standard board or a herringbone pattern, and wall
lights, complemented with pendants in the lounge, kitchen and dining
area, are must-haves.
In addition to having wall panelling, panelled doors and feature
lighting, a classic Hamptons home will have an open fireplace, white
window shutters, coffered or raked ceilings, and a traditional staircase.

Because of the architectural detailing in a traditional Hamptons
home, it’s a style that is often shown to best effect in larger-scale
homes so the features can really be the star of the show. Also,
original Hamptons homes feature large, open-living spaces so a
home of larger proportions is ideal.

SPOILED FOR CHOICE

If you don’t want to go down the custom or project home route,

INTERIOR STYLE TIPS
The colour palette is one of the first things to consider when designing
the interior of a Hamptons-style home. “Light, neutral shades of white,
cream, beige and grey will act as a blank canvas to build upon,” says
Natalee Bowen, Principal, Indah Island. “Combine grey with white
details for a traditional Hamptons look that won’t go out of style.
“For a splash of crisp, cool colour, use soft blues and greens similar
to the Hamptons signature shades of duck-egg blue and teal. This
can be easily introduced through cushions, upholstered pieces and
decorative homewares.”
An important element of the Australian Hamptons style is the clever
harnessing of light and space. This might mean seamlessly blending
sheer curtains with blinds to create a soft light that allows for privacy
without compromising on the warmth provided by natural light.
“Incorporate additional lighting in each room to add charm, pattern
and interest,” says Natalee. “Also, consider different sources of light
including floor lamps, table lamps and pendant lights.”
Another staple of the Australian Hamptons style is interior shutters,
usually in a crisp white. The look is elegant and shutters allow you to
achieve precise control of light and privacy.
A key aspect of the Hamptons aesthetic is the liberal use of natural
materials. This includes sisal and jute floor rugs, as well as wood,
rattan and wicker furniture. “Layers of natural and organic textures
add warmth and interest to a space,” says Natalee. “Don’t be afraid to
mix and match textures, and try to keep pieces a similar shade.”
When perfecting the Australian Hamptons look for your home’s
interior, lean towards high quality accents and fittings and remember
to choose what you love. It may be a classic style but it can be tailored

hen we say something is prefabricated, we mean it’s
constructed off-site, which is the case with modular
homes that are built in a factory and then delivered to
site for installation and connection. Modular homes
are undoubtedly growing in popularity as more and
more people realise the benefits, which range from
quick delivery times to the kind of quality control
you can only achieve in a factory setting.
There are very few limits these days to modular building. Homes offer
a high degree of customisation, they can be of multiple levels and can be
delivered to, and installed on, tricky sites or in remote areas. They are
also available in a truly diverse array of designs and floor plans.

Prefabricated modular homes are becoming the preferred choice for a
variety of reasons. For starters, the factory-built process is generally
more affordable than traditional building methods. Also, as there is less
waste produced and less intensive onsite construction involved, it’s good
for the environment. Then there is the reduced completion times and the
quality control and certainty that comes with the prefabrication process.

“Our homes,” adds Andrew, “are typically built within eight to

12 weeks, dependant on the home design and size. The factory-built
phase is five to seven weeks. Once the modules are delivered to site,
it takes around three to five weeks for the fi nal stages of the build,
depending on the scope.”
A high level of quality control is another selling point. “We
believe quality control is far better with modular construction,”
continues Gerard. “Our factory environment has architects,

are involved in traditional building methods and we work with semi-
retirees and empty nesters who are concerned about the upkeep of their
new home. To meet their needs, we use products that require little to no
maintenance after installation,” says Andrew.
“We also build for clients wanting a holiday home as we offer a
full turnkey service, from council approval through to installation of
floor coverings and blinds. Holiday home clients also like the peace of
mind that comes with knowing the home will be finished quickly and
promptly delivered to site, whatever the regional location.
“Another big market for us are elderly clients needing a full-sized
secondary dwelling on their son or daughter’s property,” adds Andrew.
“As we handle the often difficult council approval process, this makes
it easy for the client. Also, with a modular build you minimise the time
spent on-site, which means the family with the existing home is not
disrupted for lengthy periods during the build.”
As you can see, modular homes suit an array of situations and when
you factor in the high degree of customisation, cost benefits and time
savings, they are the complete package.

WHAT ABOUT A KIT HOME?
Another option is a kit home but what exactly is a kit home? “It
can be defined as a home where most of the major components,
such as wall frames and trusses, are prefabricated and
then delivered to the site where the home is assembled by
tradespeople or an owner-builder,” explains Emma O’Shea,
Marketing Manager, Harkaway Homes.
“Components generally include the materials required to
complete the shell of the home from the floor level up. After
the floor is completed, the first delivery to site is the fully
prefabricated house frame, ready to commence frame erection
in accordance with house plans. Windows and doors also are
delivered at this stage. Once house frame erection is complete,
the next deliveries to site include the wall claddings, roofing and
trimmings, ready to install and complete to lock-up stage.
“The actual construction methods are similar to a traditional
build but what does differ is the fact that some elements are built
in a factory to be joined together — like a huge kit — on site.”
“There are a lot of benefits to a kit home build,” says Michael
Christie, Housing Consultant, PAAL Kit Homes. “Firstly, you
have the ability to be involved in the construction and if you
decide to owner-manage the process or do the bulk of the work
yourself and eliminate the ‘middle man’ — the builder — there
are cost savings that can be made.
“Also, as the owner-builder/manager in control of the
construction, in some instances the timeframes can be faster
so you can be in your home sooner. While the potential to save
money and get in your home faster are two benefits, another is
quality control. You have the ability to choose your tradespeople
or builder for a better finished result.”
No wasted materials is another plus. “With a custom built
home, the contractor estimates how much of each material will
be needed,” says Michael. “Over-estimation can lead to wasted
materials and you spending more than necessary. Kit homes
eliminate this problem, as the components are manufactured
to a specific design and you receive precisely the right amount
of materials at precisely the right time.”

“The materials for this character-filled family home
were chosen for aesthetic reasons as the couple wanted a
residence that would sit comfortably in its relaxed country
environment,” says Michael. “Lightweight weatherboard
cladding was selected for the exterior as it gives the home a
traditional look and feel. The Colorbond roofing was chosen
for the same reason.
“The colours,” he adds, “picked from a traditional palette of
muted greys and whites, give the home its timeless elegance
and help it sit easily in its bucolic surroundings.”

The external cladding system, which employs 405mm
Scyon Stria, was created in-house. These boards have
deep grooves which give the facade of each home a strong
horizontal line detail and a modern, rendered look. This
contemporary aesthetic is softened by the warmth of the
external timber accents and spacious timber decks.
“For Saltair, the ability of the homes to blend in with the
environment and capture the stunning surrounding views
is what made this job so rewarding,” says Steve. “As this
project proves, modular home construction is not just about
standard designs. We can customise existing designs, or
create a design from scratch, to suit all kinds of sites.”

providers is essential if you want a quality abode that

plan — these are all highly critical factors. You need to
conduct thorough research, shop around and use only
reputable suppliers, designers and service providers.

Building made easy
This charming owner-built kit home, the end product of a
knockdown-rebuild project, sits on solid foundations
P
urchasing a block of land with a fire-ravaged home
was the start of an incredible journey for David and
Vicky. Renovating the existing home was out of the
question as it would have meant fully gutting it inside
at great cost. Instead, the couple formed a vision of a
new way forward. They would demolish the damaged
home and build a new one in its place. To save
money, they would try to re-use some of the existing
footings; also, David would take on the role of owner-builder.
Having carefully formulated a plan, the next step was to
choose a kit home design for the site in Mount Kembla, a semi-
rural town in NSW’s Illawarra region. “We went to Storybook
Designer Homes, selected the design style we liked, let them
know what our budget was and then they produced a custom
design that suited all of our requirements,” says David.
David’s biggest challenge was his sloping site. Where he
wanted to position the home meant that the slope from the front
to the rear of the house was going to be over three metres. So,
having finalised the home design, the next task was to select a

sub-structure that would hold the enormous home. The slope,
however, wasn’t the only consideration. While the block sits in
a relatively low Bushfire Attack Level [BAL] 19 zone, the area
is prone to termite infestation.
David went searching the web with two options in mind:
a traditional timber bearer and joist floor or a steel sub-floor
system. The main criterion was that the system had be strong
enough to support the loads from the home, given it had multiple
roof pitches. He also wanted a strong feel underfoot and a
system that would be simple enough to assemble at a height of
three metres. After receiving the price for the timber sub-floor,
he came across the Spantec website.
“Spantec looked like a professional outfit so I made contact
with them. A sales team member gave me a quick rundown on
the products and process, after which I went to their office for
a meeting, armed with my plans, so we could discuss my build
further,” says David.
“The service I received was great. The sales and design teams
were very receptive and the steel system on offer was fantastic

— and it looked simple to assemble. This was a huge benefit
as I was taking on the build myself. Spantec seemed to tick
all the boxes but my only concern was cost. To my surprise it
actually worked out cheaper and there was less wastage as they
cut everything to size. Once we started to build I found the final-
stage construction drawings that Spantec prepared really easy to
understand. We could not be happier with the result.”
Spantec provided a full supply and construction drawing
package. No engineering was required by Spantec, but the team
worked closely with David’s appointed project engineer. The
project involved three decks and multiple direction floors that
required different spans and pier grids. Having a large selection
of different-sized bearers and joists within the Spantec Boxspan
range proved a huge benefit and allowed the whole floor frame
to come together as one complete cost-effective kit.
“The materials arrived on-site neatly packed,” adds David.
“All the fixing and Ezipier bags were clearly labelled and there
was a full set of A3 drawings printed for me in a bag. All bearers
and joists were cut to size and each piece was labelled so it
related back to the construction drawings. Due to there being a
lot of different sizes within the floor system, the labelling made
the sorting process extremely easy.
“A huge saving in installation was Spantec’s unique bearer
punching. Because the bearers and joists are in the same
alignment, Spantec has a smart bearer as part of its kit system.
At 450mm joist centres the bracket location holes are pre-
punched and each bearer carries clear, printed identification
as to how it is assembled.”
Spantec pioneered steel flooring systems in Australia and,
for the past 29 years, has been designing and manufacturing
galvanised steel floor kits, as well as deck kits. These sturdy
flooring systems are lightweight, long-spanning, straight and
true to size. Manufacturing tolerances are perfect, products
are cut to size so there is no wastage, and the systems are
easy to assemble.
In addition to manufacturing the Boxspan and Ezipier brands,
Spantec offers a design service, an engineering certification
service and can produce site construction drawings. Given its
extensive experience and expertise, Spantec can provide building
solutions for a wide range of projects, including tricky sites such
as sloping blocks or lots in bushfire-prone areas.
