Debrief on Building Lean, Building BIM

I learnt how to visualize a construction project as a Production Environment.

The principle of Single Piece Flow explained here needs a comparative study with “Focus n Finish” mechanism
being proposed by Sanjeev Gupta.

The PPO - Portfolio Process Operations Flow model gave me a good perspective on viewing the construction as a
Flow Based Model

The concept of BIM as a tool to prototype the Design before we take to construct the building has many
advantages viz.,
1. Proper Visualization of the end-product which itself removes lot of Waste from the process of
building/construction of the same.
2. Estimations / Quantity take-off from the model eliminated the waste in procurement
3. Schedules become more reliable and flexible.
4. Customer Engagement improves due to better visualisation of what he gets.

Information about Location Based Scheduling (specifically the flow-line charts and Line of Balance charts) and
Last Planner System needs further study. The flow-line charts are visually appealing to understand the FLOW.

The Lean Principles of eliminating waste from the process flow and operations flow and the continuous
improvement goes a long way in bringing efficiencies into the construction operations.

The waves approach for finishing works gave a fresh perspective in terms of scheduling and planning the
operations flow.

The performance measurement metrics like PPC of LPS, CFI proposed by Prof. Sacks needs further study.

Mapping the understanding from this book against the CCPM logic of Critical Chain, Buffers, Full-Kit, Fever chart,
Staggering mechanisms needs to be done.
