Cold calling Agents Script

(Don’t over think this, you will get better over time. Please keep in mind that not
all the agents will be friendly. You will get some very nasty agents that will try to
steer you away from finding your target deals. If they do not answer leave a voice
mail and send a follow up Email. Avoid going into details number wise because
the RE agent will not analyze the deal correctly.)

Initial call:

Hi my name is ______ I’m a local Real Estate Investor. I’m calling you because I
saw your ad on Yelp and I want to see if you have any Off market fixers.

If they say yes I have one:

Say: “Great”, then collect the details you need.

If they say No:

Say: Ok no problem, do you have any fixers on the MLS?


(I ask this because Usually MLS fixers on the MLS are priced way to high, and you
might just come in at the right time to get it in contract below the list price)

If they say Yes:


Say: “Great”, then collect the details. (The list price will end up being too high, so
tell them) “Their asking too much for the condition it is in, what’s the best they
can do? (Avoid giving them a number that is insulting because he/she may never
call you back with an off market fixer)

If they say No:

Say: Ok no problem, please keep me in mind if something comes your way. I will
send you a follow up email with my contact information.

Email Script

Hi _______,

My name ______, I’m a local Real Estate Investor. I found your information from
yelp and I wanted to reach out to you to see if you have any Off market fixers
available, or know of any. Below is my criteria.

(1)Purchase price: $____ to $____ (I can go higher but these are my target ranges
for now.)
(2)Any location in the ________
(3)Any Kind of fixer from cosmetic to Structural and foundation issues.

My offers will be all cash or Hard Money. I can close in 7 to 14 days. I can use you
to relist the property after renovations.
