DEED OF DONATION WITH TRANSFER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and executed in _______________, Philippines, by and between:

ABC married to BAD, of legal age, Filipino, and with residence and postal
address at Davao City, hereinafter called the  DONOR/TRANSFEROR;

– and –

EFJ, married to JAD, of legal age, Filipino, and with residence and postal
address at Digos City, hereinafter called the  DONEE/TRANSFEREE

WITNESSETH:

THAT the DONOR/TRANSFEROR is the owner and occupant of that certain real property situated
in ____________________________ consisting of an area of Seventy-Seven (77) square meters, more or
less, which real property was purchased from Alberto Ibanez by virtue of that Transfer and
Relinquishment of Rights acknowledged before Notary Public xxx and denominated in his Notarial
Register as Doc. No. xx; Page No. xx; Book No. xxx; Series of 2021; a copy of which is attached hereto
as Annex “A” and hereby forming an integral part hereof.

THAT for and in consideration of the high esteem and affection in which the
DONOR/TRANSFEROR holds the DONEE/TRANSFEREE, the said DONOR/TRANSFEROR, hereby transfers
and conveys, by way of donation unto the said DONEE/TRANSFEREE, the above-described real property
together with the improvements thereon, free and clear of all liens and encumbrances, which shall take
effect after the demise of the DONOR/TRANFEROR.

THAT the DONOR/TRANSFEROR does hereby state, for purposes giving full effect to this
donation, that she has reserved unto herself in full ownership sufficient property to support her in a
manner appropriate to her status.

ACCEPTANCE

THAT the DONEE/TRANSFEREE does hereby accept the foregoing donation of the above-
described real property for which he expresses his sincerest appreciation and gratitude for the kindness
and liberality shown by the DONOR/TRANSFEROR.

IN WITNESS WHEREOF, the parties hereto have hereunto set their hands on this
