Luxury international buying agents, Galleon Property Search, evaluate the effects
of COVID-19 on the European property market for foreign investors.
As experts in the European property market, we’re already seeing the ripple
effects of the pandemic taking hold. The global property market is holding its
breath. Many of the predictions made in 2019 about key European property
markets 2020 are falling flat – but they do give us some insight into the post-
COVID-19 property world.
The question we’re asking is: what will the markets look like for foreign
investors?
MONACO
Despite being the second smallest country in the world, Monaco has long
maintained the throne as the world’s most expensive property market.
PORTUGAL
The Portuguese property market has enjoyed steady growth in the past 5
years, both in the number of transactions and prices.
With unemployment rising during this pandemic, we’re likely to see a fall
in demand/prices in sub-markets driven by domestic buyers, like Porto and
mainland areas, which could present appealing opportunities for foreign
investors. However, as the 2020 tourism season vanishes, buy-to-let
landlords will suffer, and certainly won’t experience the 5-6% yields seen in
previous years.
LONDON
London’s property market entered the COVID-19 period on rocky
foundations. Driven by Brexit uncertainty, property prices, recorded at the
end of 2019, had fallen by as much as 15 – 20% in parts of central London
since the referendum four years ago.
The residential market prices will be largely determined, not by the freeze
in transactions during the pandemic, but by political negotiations between
the UK and the EU. If a trade deal is agreed, the market is likely to thrive on
increased prices; however, if a deal remains elusive, it is likely that prices will
come under further pressure. Either way, London will remain a buyer’s market

For many property buyers, this is the precise environment when plans turn
to looking internationally, with the aim of diversifying their portfolio and
minimising the risk.
However, this does expose you to one further risk: currency volatility. The
foreign exchange markets are completely unpredictable and, if you don’t
put in place strategies in advance, you have no way of knowing how much
the fixed price you agree in one currency will cost you in another until the
moment you come to pay.
The impact of this is clear. Imagine you are purchasing a €3,000,000 château
in France in pound sterling. Between February and March, the eventual price
of that château would have increased by almost £500,000.
None of us would accept a margin of error for costs of almost 20% for any
business decision – so why accept the same for a property purchase?
The solution, then, is not to attempt to second-guess the markets, but to put
into place plans to secure your money against those live markets in advance.
At Smart Currency Premier, many of our clients are buying property or other
assets such as yachts across borders. For the vast majority of these people,
the safest option is a forward contract.
This secures you a fixed exchange rate, usually for up to two years. That way,
whenever the markets drop, your capital is unaffected.
The process is simple. You discuss your situation with your Personal Trader
and agree to the exchange rate to be fixed and the total sum that you will be
looking to exchange in the future. Upon payment of a small deposit, typically
around 10%, your Personal Trader will purchase the total currency on your
behalf. It is held in a segregated, secure client account, ready to exchange
when you need it.
With a forward contract in place, you can draw up a realistic plan for your
purchase or investment, knowing that you won’t encounter significant hidden
costs at the very last minute.

The latest interiors news is all about using warm, earthy tones like deep
browns, olive greens and raw yellow ochre, and this is a concept that neatly

COOL CURVES
In our Portman Square project I was designing the huge lobby, a vast atrium
that needed a warm approach, so we came up with the idea of designing
a bespoke ring-shaped gold light fitting. This giant sculpture would be
overlooked by two internal glass elevators: whenever a person stepped into
one of the lifts they would see this beautiful curvy piece from many different
angles.
The finished fitting looks amazing and dramatic but it’s had a humane effect
too – by using soft curves in that wide open space, the lobby has been
given an essential social warmth, affording its workers a special connective
experience whenever they walk.
Gone is the sad little potted office plant sitting alone on a shelf: these days
designers are being tasked with filling interiors with green, in the form of
living walls, natural light and spacious communal areas.
We can’t undo the damage we have done to our planet overnight, but we can
do our best ensure we’re bringing the best products into our homes. This is
very much the current mode and it’s put into play in all sorts of ways, from
reducing the use of non-renewable materials, to shifting towards ‘greener’
brands and investing in products that don’t cost much environmentally. All
these natural trends look set to continue through the year and beyond.
