The engagement will cover the design services for a 147.55 sqm (TBD) residential architecture,
interior design, land development and engineering project covering deliverables as detailed in this proposal.
This engagement officially commenced on January 25, 2020 and will run until September 10, 2021,
or on the projected awarding of contractor bid. The engagement will cover 6 weeks of design and 3 weeks of
bidding. Construction supervision is not included in this Scope of Work.
The design will be done in 4 phases. Detailed below are key dates and milestones:
• Combined Schematic Design and Design Development Phases (3 weeks)
o July 8, 2021, Design Coordination Meeting, Finalization of architectural layout and
design
o July 12, 2021, Coordination with Engineering Consultants for Structural and MEPFS
Design Kick-off
o July 22, 2021, Design Coordination Meeting (Progress of DD)
o July 30, 2021, Submission of DD Deck, Design Coordination Meeting
• Contract Documents Phase (3 weeks)
o August 2, 2021, Commencement of Contract Documents Phase
o August 12, 2021, Design Coordination Meeting (Progress of CD)
o August 20, 2021, Submission of Blueprints and Contract Documents
• Bidding Phase (3 weeks)
o August 23, 2021, Pre-bid Conference (4-6 bidders), Design Coordination Meeting
o September 1, 2021, First submission of construction bids
o September 3, 2021, Return of bids with comments
o September 8, 2021, Submission of FINAL BIDS
o September 10, 2021, Award of Bid to Contractor, Design Coordination Meeting
• Projected Start of Construction, September 13, 2021
