o Preliminary cost estimate
o Initial 3d perspectives
Design Development Phase
Back and forth planning and approval between owner and designer regarding:
o Finishes to be used
o Final design of cabinetry
o Fixtures (faucet, showerhead, water closet etc.)
o Appliances to be used
o Accessories to be used
o Final look of the space before construction PROPOSAL
REVISIONS/
SOURCING

Items to be submitted to owner before moving to the


next phase:
o Detailed plans & elevations APPROVAL
o Ceiling & Lighting plan
o Initial electrical layout
o Updated cost estimate
Contract Document & Coordination Phase
For submission to contractor & admin before construction, in A3 size:
o Floor plan
o Perspectives
o Floor tile layout
o Ceiling plan
o Elevations
o Shop drawings
o Furniture schedule
o Electrical Plans
o Plumbing Plans

In this phase, we will hire consultants (Architect, Electrical engr. & Master Plumber)
for the required plans and signature & seal. This is a fixed rate.
Contract Document & Coordination Phase
Once finals plans are submitted, major revisions would be subject to a
“Change Order” with a fixed fee of 2,000

Meeting with contractor discussing:


o Scope of Work
o Schedule of Construction
o Contract and Billing
o Construction Bond

Start of applying for work permits.


Construction Phase
o Periodic supervision of site
o Scheduling of delivery of owner’s furniture/appliances/accessories

Things to expect during construction:


o Contingencies for unforeseen additional work on unit

During construction:
o Drafting of necessary adjustments in plan to resolve issues
o Review and approval of materials prior to application on site
o Final punch listing to ensure proper application of finishes, furniture etc.,

Estimate Duration of Construction: 1 month
