We take great pleasure in appointing your firm as our architects for Comprehensive
Architectural service / Urban design / Interior Architecture for our Blue Jadeitte BUILD HOMES
programme.

This letter of appointment together with Conditions of Engagement and Scale of charges of
Council of Architecture, as appended herewith, shall govern the agreement.

This letter is being sent in duplicate, One copy may please be signed in token of your
acceptance and returned to us.

Comprehensive Architectural Services:


1. Scope of Work:

The Architect is required to provide services in respect of the following:

PART 1 – ARCHITECTURE

1. Understanding Clients views, concept to prepare a brief design.


2. Site evaluation, analysis, and impact of existing and / or proposed development on its
immediate environs.
3. Design and site development.
4. Structural design.
5. Sanitary, plumbing, drainage, water supply and sewerage design.
6. Electrical, electronic, communication systems and design.
7. Heating, ventilation, and air conditioning design (HVAC) and other mechanical systems.
8. Elevation, escalators etc.
9. Fire detection, Fire protection and Security systems etc.
10. Periodic inspection and evaluation of Construction work.

PART 2 – ALLIED FIELDS:

1. Interior Architecture
2. Architectural Conservation
3. Retrofitting of building
4. Graphic design and Signage.

2. SCHEDULE OF SERVICE:

The Architect shall, after taking instructions from client, render the following services:

(a) [STAGE 1] CONCEPT DESIGN

1. Ascertain Clients requirements, examine site constraints & potential and prepare a
design brief for Client’s approval.
2. Since the designs conceptualized by the Architect will be standard designs based on the
packages designed by Blue Jadeitte BUILD HOMES programme, the same may or will be
modified or changed as per the Clients requirement
3. Prepare report on site evaluation, state of existing buildings if any, and analyze the
impact of existing and / or proposed development on its immediate environs.
4. Prepare drawings and documents to enable Blue Jadeitte to get a detailed survey and
soil investigation report at the site of the project.
5. Furnish report on measures required to be taken to mitigate the adverse impact, if any,
of the existing and / or proposed development on its immediate environs.
6. Prepare conceptual designs with reference to requirements given and prepare rough
estimates of cost on area basis.

(b) [STAGE 2] PRELIMINARY DESIGN AND DRAWINGS:

1. Modify the conceptual designs incorporating required changes and prepare the
preliminary drawings, sketches, study model, etc., for the client’s approval along with
preliminary estimate of cost on area basis.

(c) [STAGE 3] DRAWINGS FOR CLIENTS / STATUTORY APPROVALS

1. Prepare drawings necessary for clients / statutory approvals and ensure compliance
codes, standards, and legislations as applicable and assist the client in obtaining the
statutory approvals thereof, if required.

(d) [STAGE 4] WORKING DRAWINGS AND TENDER DOCUMENTS:

1. Prepare working drawings, specifications, and schedule of quantities sufficient to


prepare estimate of cost and tender documents including code of practice covering
aspects like mode of measurement, method of payments, quality control procedures on
materials and works and other conditions of the contract.

(e) [STAGE 5] COMPLETION

1. Prepare and submit completion reports and drawings for the project as required and
assist the Client in obtaining ``Completion / Occupancy Certificate`` from statutory
authorities wherever required.
2. Issue THREE sets of as built drawings including services and structures.

3. PROFESSIONAL FEE:

1. In consideration of the professional services rendered by the Architect, he shall be


paid professional fee and other charges in accordance with the Scale of charges of
Blue Jadeitte Construction (P) Limited.

4. SCHEDULE OF PAYMENT

The Architect will be paid professional fee in the following stages consistent with the work done
plus other charges and reimbursable expenses as agreed upon:

On acceptance of drawings 10%


On submitting conceptual designs and rough estimate of cost 10%
On submitting the required preliminary scheme for the Clients approval 5%
along with the preliminary estimate of cost
On incorporating Clients suggestions and submitting drawings for 5%
approval from the Clients/ statutory authorities if required
Upon Clients / statutory approval necessary for commencement of 10%
construction, wherever applicable
Upon preparation of working drawings, specifications and schedule of 10%
quantities sufficient to prepare estimateof cost and preparation of tender
documents
On submitting working drawings and details as required for 5%
commencement of work at site
On completion of 20% of the work 5%
On completion of 40% of the work 10%
On completion of 60% of the work 10%
On completion of 80% of the work 10%
On submitting completion report and drawings for issuance of completion 10%
/ occupancy certificate by stautory authorities, wherever required and on
issue of as built drawings
