This DEED OF DONATION made and executed by:

AGUINALDO D. DOFELIZ,
of legal age, Filipino, married to Delia B. Dofeliz and resident of Brgy., Balabag Pavia,
Iloilo, Philippines, hereinafter referred to as the DONOR;

- in favor of his sister -

TERESITA DOFELIZ PEDROSO,

of legal age, Filipino, married, and resident of Brgy., Balabag Pavia, Iloilo, Philippines,
hereinafter referred to as the DONEE;

W I T N E S S E T H, that-

WHEREAS, the DONOR, is a co-owner of a parcel of land situated at the

Dumangas, Iloilo, Philippines, which property is more particularly described as follows:

No. T-135232
“ A PARCEL OF LAND (Lot No. 6770, of the Cadastral Survey of
Dumangas) situated in the Municipality of Dumangas. Bounded on the NE.
by Lot No. 6760; on the SE. by Lot No. 6785; on the SW. by Lots Nos. 6785
and 6771; and on the NW. by Lot No.6772. Beginning at a point marked “1”
on plan, being S. 11 deg.. 40’E., 935.66 m. from B.B.M. No. 53; thence S. 58
deg. 16’W., 13.62 m. to pt."2"; N. 45 deg. 51’W., 34.03 m. to point. "3"; S. 44
deg. 50’W., 2.34 m. to point. "4"; S. 33 deg. 13’ W., 2.98 m. to point "5"; N. 30
deg. 41’E., 54.95 m. to point "6"; N. 48 deg. 49’ W., 40.11 m. to point "7"; N.
43 deg. 40'E., 56.20 m. to point "8"; S. 51 deg. 22'E., x x x x containing an
area of SEVEN THOUSAND NINE HUNDRED AND TWENTY-ONE (7,921)
square meters, more or less. x x x x ”

being registered in the Registry of Deeds for the Province of Iloilo in the names of the
DONOR - AGUINALDO D. DOFELIZ married to Delia Belonio and the DONEE -
TERESITA DOFELIZ married to Benjamin Pedroso;

WHEREAS, Lot No. 6770-A in T.C.T. No. T-135232 pertains to the DONOR, and
is his exclusive property having acquired said lot as inheritance from their parents,
while Lot No. 6770-B pertains to the DONEE;

WHEREAS, the DONEE is the SISTER of the DONOR, and the latter is willing to
give and convey his share in T.C.T. No. T-135232, in particular, Lot No. 6770-A, to the
former to form part of the DONEE’S exclusive paraphernal property;

WHEREAS, the DONOR has not made any donation in favor of the DONEE, and
the present donation is his first.

NOW THEREFORE, for and in consideration of the sisterly love and affection which
the DONEE inspires in the DONOR, and as an act of liberality and generosity, the DONOR
hereby voluntarily and freely gives, transfers, and conveys, by way of DONATION, unto the
DONEE, her heirs, successors and assigns, Lot No. 6770-A in T.C.T. No. T-135232 and all
of the right, title and interest which the DONOR has in the above-described real property.

The DONOR hereby states, for the purpose of giving full effect and validity to this
DONATION, that he has reserved for himself and his family sufficient property, in full
ownership or in usufruct, which is necessary and adequate for all their support in
consonance with their standing in society.

The DONOR further states for the purpose as expressed in the last preceding
paragraph, that this DONATION is not made with the object of defrauding his creditors
having reserved to himself, property sufficient to answer for all his debts contracted prior to
this date.

A C C E P T A N C E:

The DONEE hereby accepts this gift and DONATION made in her favor and hereby
expresses her utmost gratitude for the kindness and liberality of the DONOR.

IN WITNESS WHEREOF, the DONOR and the DONEE have hereunto signed this
Deed of Donation, this ________________, in the City of Iloilo, Philippines.

3. Teresita D. Pedroso – personally known to me;
all known to me to be the same persons who executed the foregoing Deed of Donation of a
parcel of land - Lot No. 6770-A in T.C.T. No. T-135232 and consists of two (2) pages,
acknowledged to me by the parties to be their free and voluntary act and deed, signed by
parties and their instrumental witnesses on each and every page thereof and sealed with
my notarial seal.
