Sam, Piolo, Jericho, Daniel and Mikael are
children of Dawn and Richard. Sam, Piolo,
Jericho and Daniel are of legal age. Only
Mikael is 15 years old.
QUESTIONS.
Dawn and Richard died in a plane crash on
December 3, 2019. They left no will. During
the lifetime of Dawn and Richard, they
acquired an 800- square meter commercial
lot in Digos City, Davao del Sur. The
commercial lot is registered in the name of
Dawn, married to Richard. Also forming part
of their estate is the family home.

1. Sam, Piolo, Jericho and Mikael wanted to
sell the commercial lot to Quentin who is
offering to buy the property for P28 million.
But Daniel is opposing the sale. He does not
want to sell the property. You are the lawyer
whom Sam, Piolo, Jericho and Mikael and
Quentin consulted. ANSWER THE FOLLOWING
A) What document/ documents will be executed
to effect the transfer of the title of the
property from Dawn and Richard, the
registered owner of the commercial property to
the buyer, Quentin?
