KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE entered into and executed by and

between:

HEIRS OF GUILLERMO ABIQUE namely: LUZ A. ABIQUE

widow; WILLIAM A. ABIQUE married to Agustina A. Abique;
EMMA A. QUINTINO married to Alberto Quintino; NELDA A.
VALENZUELA married to Robinson Valenzuela; WILMA A.
BOJOS, married to Ricky Boy M. Bojos; LUCILIE A. TABLA,
married to Jayson Tabla; GUELLERMO A. ABIQUE, JR.
married to Myra Abique; ANGELITO A. ABIQUE, married to
Joyce Abique, and GASPAR A. ABIQUE, single, all are of legal
ages and Filipino, with residence address at San Vicente,
Palawan, as represented by their duly appointed atty-in-fact,
Ms. EMMA A. QUINTINO, and hereinafter referred to as the
“VENDOR”

NORTEIRRA LAND CORPORATION, a corporation duly

organized and existing under the laws of the
Republic of the Philippines, with address at TECO
SEZ, Bo. Bundagul, Mabalacat, Pampanga, represented
by its President, Mr. FELIPE S. SEMILLA,

hereinafter referred to as the“VENDEE”

WITNESSETH, THAT;

WHEREAS, the VENDOR are the owners of Lot 4295-B covered by TCT
No.
065-2022000098 situated in Barangay Kemdeng, San Vicente,
Palawan.

WHEREAS, the VENDOR desires to sell THREE THOUSAND NINE
HUNDRED SEVENTY FOUR (3,974) square meters, Lot 4295-B-1,
portion of the above-described lot and the VENDEE is willing to acquire the
same, subject to the terms and conditions; (TCT No. 065-2022000098)

NOW, THEREFORE, for and in consideration of the sum of

TWO MILLION FOUR HUNDRED THOUSAND PESOS
(Php_ 2,400,000.00__________) PESOS, in hand paid unto the VENDOR
by the VENDEE, receipt in full and to the complete satisfaction of the
former of which is hereby acknowledged, the VENDOR hereby SELLS,
TRANSFERS, CONVEYS and CEDES unto the VENDEE, his/her heirs,
successors and assigns, the 3,974 square meters portion of the above-
described lot free from all liens and encumbrances.

That by virtue of this Deed, VENDOR shall immediately, voluntarily and

unconditionally turn-over the ownership, possession, control and
enjoyment of the above described portion of the land. Further, the VENDOR
hereby covenants their absolute ownership over the above-described
property and that the same is free from all liens and encumbrances.

IN WITNESS WHEREOF, the VENDOR and the VENDEE have hereunto set
their hands and affixed their signatures to these presents, in
