SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, JESSIE NESTOR E. MAGDIRILA, of legal age, Filipino citizen, single and with residence and
postal address at Brgy. 1, Laoag City, Ilocos Norte, do hereby APPOINT, NAME and CONSTITUTE
my attorney-in-fact, DESIREE ANNE VALDEZ, of legal age, Filipino citizen, single and a resident of
Brgy. 51-B, Nangalisan, Laoag City, Ilocos Norte as my true and legal representative to act for and in
my name and stead and to perform the following acts:

To prepare, sign, make, and execute the Deed of Absolute Sale of a 300-
Square Meter Portion of Lot No. 10267 covered by TCT No. T-21280 in favor
of Atty. Francis Raul Dayo;

To prepare, sign, make, and execute the Agreement on the Sale of a 300-
Square Meter Portion of Lot No. 10267 covered by TCT No. T-21280 by and
between Jessie Nestor E. Magdirila and Atty. Francis Raul Dayo;

To secure my TIN from the BIR and to pay the taxes; to secure from the
Municipal and Provincial Assessor’s office the necessary certifications and
clearance;

To prepare, sign, make, and execute documents in the BIR, Municipal and Provincial
Assessor’s Office, and the LRA necessary for the transfer of a portion of Lot No.
10267 covered by TCT No. T-21280 in the name of Atty. Francis Raul Dayo.

HEREBY GRANTING and GIVING unto my said attorney full power and authority to do and to
perform all and every act and thing whatsoever requisite is necessary to be done in and about the
premises, as fully, to all intents and purposes as I might or could do if personally present, with all
power of substitution and revocation, and hereby ratifying and confirming all that my said attorney or
her substitute shall lawfully do or cause to be done by virtue thereof.
