OVERVIEW:
The objective is to develop a concept design for one small detached villa.
This project is for investment purpose (for sale as a new home). Therefore, it is important to keep the cost of
executing the proposed design at a feasible level (to
make profit) while creatively making it very attractive and impressive .
The required design work shall all become my intellectual property and the selected freelancer shall affix only my logo on all
design deliverables and shall transfer all copyrights for all deliverables to me along with the completion of each deliverable.
This villa is to be constructed in a region where the climate is very hot in the summer and warm in many other months.
Therefore, the villa will have flat roofs since there is no snow, and rain is scarce.

Vila ini akan dibangun di wilayah yang iklimnya sangat panas di musim panas dan
hangat di bulan-bulan lainnya. Oleh karena itu, vila akan memiliki atap datar karena
tidak ada salju, dan jarang hujan.
1. DESIGN IDEA: Provide multiple simple 2D drawings (single line drawings) for your suggested floor plans, elevations
plus temporary screenshots for 3D modeling of your suggested villa idea and concept to the owner’s satisfaction.
Then, provide multiple revisions and iterations until the owner approves the idea.
DELIVERY TIME:
First proposal: Within 5 calendar days after project award
Final iteration of Design Idea to the owner’s satisfaction: Within 10 calendar days after project award
2. 2D FLOOR PLANS: Three (3) 2D floor plans, one for each level (Ground Floor/First Floor/Second Floor), presenting
all measurements, labels, furniture to scale, kitchen configurations to scale, and an area table that presents the
square meter area for each element in the floor plan as well as the total gross and net areas.
The 2D floor plans are to include the potential locations for structural columns.
The ground level floor plan shall also include the swimming pool, garden, garage, and other landscaping.
DELIVERY TIME:
Final iteration of the 2D floor plans to the owner’s satisfaction: Within 18 calendar days after project award
3. 3D EXTERIOR RENDERINGS & VIDEO: Six (6) 3D exterior renderings (presenting the villa, its rooftop garden, its
Ground Floor outdoor facilities, and villa front fence), two renderings for the front side (one for daytime without
front fence and one for night time with front fence and gate); one for each of the other sides of the villa, and one
for the garden and swimming pool area;.
All 3D renderings shall be high resolution photo realistic of equal resolution and quality to the example
rendering I will send you before project award.
The camera angles for each rendering shall be according to my instructions at that time.
A 30 to 45 second video is also required presenting the villa final exterior from all sides and garden and
swimming pool area.
DELIVERY TIME:
First 3D modeling screenshots (pre-rendering): Within 21 calendar days
after project award
Final iteration of 3D modeling screenshots (pre-rendering) incorporating all my comments and
instructions: Within 25 calendar days after project award
Final 3D Exterior Renderings & Video: Within 28 calendar days after project award
4. 2D ELEVATION DRAWINGS: Four (4) 2D elevation drawing, one for each side of the villa, presenting detailed
measurements. The front side elevation drawing (East side) is to also include a side drawing presenting the
elevation of the front fence and villa gate.
DELIVERY TIME:
Final iteration of the 2D elevation drawings to the owner’s satisfaction: Within 34 calendar days after project
award
5. SECTION DRAWINGS: Two section drawings presenting detailed measurements. The locations of the sections to be
reflected in these drawings shall be according to my instructions at that time.
DELIVERY TIME:
Final iteration of the 2D section drawings to my satisfaction: Within 36 calendar days
after project award.

PENGIRIMAN YANG DIPERLUKAN & TONGGAK JADWAL:
The square meters of the Ground Floor must not exceed 70% of the lot size
The minimum distance between the inside of the front fence (on the East side) and the outside of the nearest
front walls of the building must be at least 4 meters
SPECIAL ALLOWANCE: IN THE GROUND FLOOR ONY, it is permitted to make the building at the South and
West sides reach the perimeter fence with the South and West neighbors.
This is NOT ALLOWED for the first and second floors. The outside of the first and second floor walls on the South
and West sides must be 180 cm far from the inside of the West side perimeter fence.
The minimum distance between the outside wall of the building and inside of the perimeter fence separating it
from the side neighbor shall be 180 cm.
The indoor sections of the Second Floor (including stairs, rooms, corridors, etc.) must not exceed 50% of the total
area of the First Floor. The rest must be an open-air roof top (which is to be designed as a Rooftop Garden).
GENERAL REQUIREMENTS
1. Clever Utilization of Space: This needs to be a key theme throughout the design. As one example; the space under
the stairways in the Ground Floor should be utilized in a clever and attractive manner.
2. Bathrooms & Kitchens Along Exterior Walls:
a. Each bathroom plus the Open Kitchen & the Dirty Kitchen must have a window to the outdoor, and
therefore, all kitchens and bathrooms must be along one of the building’s exterior walls.
3. All Bedrooms Along Exterior Walls (including Maid’s Room):
a. Similar to the above, each bedroom must have a window to the outdoor.
4. Wall Thicknesses:
a. Apply 35 cm for the building’s external walls b. Apply 15 cm
for the building’s internal walls
c. The perimeter fence walls shall be 20 cm thick
5. Heights:
a. Perimeter Fence on all sides: 3.5 m
b. Ground Floor Net Height (from top of Ground Floor’s concrete floor slab to
the bottom of the Ground Floor’s concrete roof slab): 3.7 m
c. First Floor Net Height (from top of First Floor’s concrete floor slab to the
bottom of the First Floor’s concrete roof slab): 3.7 m
d. Second Floor Net Height (from top of Second Floor’s concrete floor slab to the bottom of the Second
Floor’s concrete roof slab): 3 m
e. Height of Concrete Slabs: 0.3 m
f. Height of Second Floor’s fence (open air section perimeter wall): 2 m
6. Air Conditioning:
a. Architectural solutions are needed to hide the external units of all air conditioning machines such that
these machines are not simply hung on the outside walls in a manner that makes them visible from the
street or from the garden and garage.

Note: The Rooftop shall be used as a Rooftop Garden and cannot be used as an A/C deck.
b. All rooms shall use concealed air conditioning units (central split – NOT central package units).

Jarak minimum antara dinding luar bangunan gedung dan bagian dalam pagar
keliling yang memisahkannya dari tetangga samping adalah 180 cm.
Bagian dalam ruangan Lantai Dua (termasuk tangga, kamar, koridor, dll.) tidak
boleh melebihi 50% dari total luas Lantai Pertama. Sisanya harus berupa atap
terbuka (yang akan dirancang sebagai Taman Atap).
PERSYARATAN UMUM
1. Pemanfaatan Ruang yang Cerdas: Ini perlu menjadi tema utama di seluruh
desain. Sebagai salah satu contoh; ruang di bawah tangga di Lantai Dasar
harus dimanfaatkan dengan cara yang cerdas dan menarik.
2. Kamar Mandi & Dapur Sepanjang Dinding Eksterior:
A. Setiap kamar mandi ditambah Dapur Terbuka & Dapur Kotor harus memiliki
jendela ke luar, dan oleh karena itu, semua dapur dan kamar mandi harus
berada di sepanjang salah satu dinding luar bangunan.
3. Semua Kamar Tidur Sepanjang Dinding Eksterior (termasuk Kamar Pembantu):
A. Mirip dengan di atas, setiap kamar tidur harus memiliki jendela ke luar.
4. Ketebalan Dinding:
A. Terapkan 35 cm untuk dinding luar bangunan b. Terapkan 15 cm untuk dinding
internal bangunan
C. Dinding pagar keliling harus setebal 20 cm
5. Ketinggian:

A. Solusi arsitektur diperlukan untuk menyembunyikan unit eksternal dari semua
mesin AC sehingga mesin ini tidak hanya digantung di dinding luar dengan
cara yang membuatnya terlihat dari jalan atau dari taman dan garasi.
Catatan: Atap harus digunakan sebagai Taman Atap dan tidak dapat digunakan
sebagai dek A/C.
B. Semua kamar harus menggunakan unit AC tersembunyi (central split – BUKAN
unit paket sentral).
