Introduction
Climatech Interiors has been in operation for over a decade and is considered a market leader in the
region. Our Philosophy is simple. We deliver on time and with an uncompromising attitude toward
quality of delivery, both in our site works and project management of our projects. We operate
within globally recognized best practice methods for project administration and documentation,
including, programming, procurement, submittal registers and monitoring, variation administration
and valuations.
Our method statement for fit out works for proposed interior works outlines our approach to our
intended implementation of typical interior fit outs and is generic to our approach to all our interior
works. We have provided key elements within the tables of contents which are detailed further in
our statement and provide the necessary information as to our general and specific approach to
most types of interior works, namely offices, retail and leisure / Hospital projects.
In general terms Climatech interiors has an extensive record, in the local market, of all fit out works.
We have our own Electro Mechanical, Joinery, Marble and stone, Partitions and Ceilings, Painting
and Metal / Glass Works divisions and do not rely on subcontractors for our work. This gives us a
high level of control over our quality and programme of works.
All our Personnel have extensive experience in mid to high end interior works, including many
prestigious and well known venues. A sample list of completed projects is as follows.
Our General approach to implementation of the works is based on tried and tested methodology
and documentation control which has proven successful in the past and includes all aspects of the
works such as statutory approvals and permit from the necessary authorities.
We are experienced in implementation of works within all the statutory precincts in Dubai and Abu
Dhabi, e.g., Tecom Dubai / AD Municipality, JAFZA, EMAAR etc. and are aware of all procedures and
approval processes in implementation of works within Municipalities designed zones, as well as civil
Defense. We have extensive experience in obtaining approvals associated with these designated
authorities and confirm that we are completely familiar with AD/DM/CD procedures which will be
described with in the procedures and methodology section of this method statement.
Further to the above we have a dedicated individual with extensive experience in obtaining Civil
Defense and municipality approvals whose task is to liaise daily with respective authorities.
Our submission includes copy of our corporate license, Insurance documents and location map of
our facilities of we welcome you to visit at your convenience.
We also welcome site visits to any of our previous projects and we are of the feeling that our work
speaks for itself. Our previous and current clients are our best assets for promoting our work.
Procedures and Methodology
Getting Started:
Once appointed statutory approvals and procurement are to commence. For any project statutory
approval is required and site works is dependent on receiving Fit out permit to work. Submission of
drawings and approval is to be expedited. Civil Defense / Municipality approvals can be obtained
whilst mobilization is in progress. We can confirm from previous experience that most authorities
will permit works to start immediately after their approval.
Step 1: Consultant issue design drawings to contractor who in turn prepares MEP and
Architectural submittals for Landlord engineer approval.
Step 2: Client to issue landlords no objection letter, appointment letter to Climatech, and
copy of lease.
Step 4: DM, AD/ CD issue commented / approved drawings and issue Climatech Fit out Permit
to commence work.
Step 5: Climatech to Mobilize onto site and commence Civil Defense submission.
Step 6: Climatech to commence material and drawing submittals for consultant approval.
Mobilization:
Immediately after permit to work is issued Climatech to mobilize into site, conduct site condition
survey and commence site set up. Included in the site set up are the following:

Documentation:
On Mobilization registers for the following documents are to be set up:
The above documents are to be kept updated weekly and will be included in weekly reports.
Cost control documents to be used are the contract BOQ, Confirmation of site instructions and
Engineers Instructions. All Variations are to be instructed in writing and costs agreed. Climatech to
issue uotations fo EI’s within a week of eceipt.
All site operatives are to be safety inducted and manpower records are to be kept on a daily basis
(refer enclosed documents)
With regards submittals of material and drawings, Climatech to expedite the submittals and
conclude the submittal process within 3 weeks form appointment.
Weekly reports are to consist of all registers, site photographs, programme update and Project
overview. The first report is to include the site condition survey with photographs as record of the
site condition at time of handover from landlord to Climatech.
Valuations are to be submitted by 28th of every month and all variation are to be claimed using EI
references by means of an EI schedule addendum to the BOQ claim.
Methodology:
In general, the key to achieving timeous completion and to achieve a high quality of fit out is for
the following key elements to be given the utmost attention from the outset:
1. Through audit of existing services to be relocated and reused is to be done. To understand the
scope of work and the interface between existing services and new works is key to
implementation these works successfully.
2. High quality Protection to be used to eliminate damage to existing items and accurate setting
out for coordination of new and existing site works.
7. Factory visits to be conducted to ensure quality is achieved prior to items being delivered to site.
