PETITIONERS, unto this Honorable Office, respectfully alleges:

1. That your Petitioner is a Filipino, of legal age, married to

Lilibeth Q. Angulo, with resident address B42 L2 Asia I, Kapayapaan
Village, Brgy. Canlubang, Calamba City;

2. That Petitioner is the buyer of a parcel of land situated in the

Brgy. of Tatalon Municipality of Cabuyao Laguna with and area of FORTY
FIVE (45) square metters, more or less, covered by TCT No. T-525430
issued by the Register of Deeds for Laguna, Calamba Branch on 20
August 2003 . Attached herein is a copy of the Deed of Absolute Sale as
Annex “A” and attached is a copy of the title as Annex “B”.

3. That at the back of the said title, appears an Affidavit of

Adverse Claim Annotated

under sec. 4 Rule 74 dated April 28, 2017, “ TO CREDITORS,

HEIRS, AND OTHER PERSONS UNLAWFULLY DEPRIVED OF
PARTICIPATION IN THE ESTATE OF THE DECEASED EDGARDO
CEREZO GASPAR, AS EXTRA-JUDICIALLY SETTLED FOR A
PERIOD OF TWO (2) YEARS PURSUANT TO SECTION 4 RULE 74
OF THE RULES OF COURT. DATE OF INSTRUMENT : APRIL 10,
2014. SGD. ATTY. CASIANO C. ARCILLAS, REGISTER OF DEEDS.”

4. Said annotation of liabilities dated April 10, 2014 the

cause of said adverse claim has lapsed already after the two (2)
years period thus said adverse claim is moot and academic;

WHEREFORE, premises considered, petitioner prays this

Honorable Office to CANCEL SAID ADVERSE CLAIM pursuant to
PD 1529 , in the interest of justice and equity.
