SPECIFIC POWER OF ATTORNEY

TO ALL TO WHOM THESE PRESENTS SHALL COME: I, Mr. JINEN PRAVIN


CHHEDA, holder of Income tax PAN: BDEPC7019R, aged about 39 years, resident of
…………………….., hereinafter the “Executant” (which expression shall mean and include my
heirs, legal representatives and assigns).

Whereas Mr. Pravin H. Chheda was the owner and/or well and sufficiently entitled to the
premises more particularly mentioned in the schedule written hereunder (hereinafter for sake of
brevity and convenience shall be called and referred to as the said “Property”) and the said Mr.
Pravin H. Chheda, died intestate at North Brunswick Township, New Jersey, U.S.A. on or about
06/11/2008, leaving behind them (1) Mrs. Madhubala Pravin Chheda and (2) Mr. Jinen Pravin
Chheda, as his only surviving heir(s) and legal representative(s) in respect of the said Property.

Whereas the surviving heir(s) and legal representative(s) are releasing and relinquishing all
their undivided share, right, title and interest in or about the said Property and the undivided share
and interest(s) in the capital/property of the society viz. Oberoi Gardens C. H. S. Ltd. in my favor
and in connection thereto I am required to execute and admit execution of the Release Deed.
Further I have agreed to sell, assign, convey, assure and transfer the said Property to (1) Mrs.
Alkarani Jhunjhunwala, (2) Mr. Abhijeet N. Jhunjhunwala, & (3) Mr. Arjeet N Jhunjhunwala and in
connection thereto I am required to execute and admit execution of Agreement for Sale/Deed

AND WHEREAS due to exigency at work and my other commitments I am personally unable
to appear before the sub-registrar of assurances, of the concerned District/Sub-District and admit
execution of the said Release Deed.

Hence it is expeditious, and I am also desirous of appointing a fit and proper person to
appear before the sub-registrar of assurances of the concerned district/sub-district and admit
execution of any document that may be executed by me.

NOW KNOW YE ALL AND THESE PRESENTS WITNESSETH that I, Mr. JINEN PRAVIN
CHHEDA, do hereby nominate, constitute and appoint Mr. VAIBHAV VIRENDRA SHAH, holder
of Income tax PAN: AGZPS9918A, aged about 44 years, residing at Flat No. 303/04, Birchwood,
Raheja Willows, Lokhandwala Complex, Akruli Road, Kandivali East, Mumbai 400101,
(hereinafter the “Attorney”) to be my true and lawful Attorney to act for me and in my name for the
purposes expressed that is to say: -

1. To present for registration and to admit execution of the said Release Deed and
Agreement for Sale/Deed Sale which is duly executed by me before the Sub – Registrar of
Assurances in the registration district and sub district of Mumbai Suburban or any office
appointed under the Indian Registration Act, 1908 for the time being in force and having
jurisdiction in the area of the said Property held and/or owned by me.

AND I HEREBY for myself, my successors, executors and administrators agree to ratify and
confirm all the admission of execution done by me said Attorney or purport to do or cause to be
done by virtue of these presents, this Specific Power of Attorney is executed by me without any
monetary consideration whatever.

: SCHEDULE OF THE PROPERTY HEREINABOVE REFERRED TO:

“Flat No. 2104-A admeasuring 695 sq. ft. super built up area on the Twenty First Floor in the OG -
III (Wing ‘C’) of the Oberoi Gardens C. H. S. Ltd., situated at Thakur Village, Kandivali (East),
Mumbai 400101”, constructed on the plot of land bearing CTS No. 792/5, 792/10 to 14, situate,
lying and being at Poisar, Taluka Borivali, in the registration District and Sub District of Mumbai
Suburban.
