SPECIFIC POWER OF ATTORNEY

BE IT KNOWN TO ALL TO WHOM THESE PRESENTS SHALL COME that I, Mrs. MILI SHIVRAJ
MEHRA, aged about 45 years, PAN: AGJPM9142Q, an adult, residing at Flat No. A/103, Ekta Meadows,
Siddharth Nagar, off. W. E. Highway, Borivali (East), Mumbai 400066, hereinafter referred to as the
“Executant” (which shall include my heirs & legal representatives, administrators, executor and permitted
assigns).

WHEREAS I am the co-owner and/or well and sufficiently entitled to the properties mentioned in the
schedule written hereunder, (hereinafter for sake of brevity and convenience shall be called and referred to as
the “Said Properties”).

WHEREAS I have decided to sell, dispose of the said Properties to prospective Purchaser/s and due
to my professional/personal commitment, I am unable to personally complete the required formalities, hence it
is expedient and I am also desirous of executing this power of attorney in favour of my husband Mr. SHIVA
RAJ MEHRA I hereby appoint, nominate and constitute Mr. SHIVA RAJ MEHRA, aged about 47 years, PAN:
AEJPM4988G an adult, residing at Flat No. A/103, Ekta Meadows, Siddharth Nagar, off. W. E. Highway,
Borivali (East), Mumbai 400066, (hereinafter referred to as the “Attorney”) as my true and lawful attorney, in my
name, place and stead.
NOW KNOW YE ALL AND THESE PRESENTS WITNESS that I for myself, my heirs & legal
representatives, administrators, executors and assigns do hereby nominate, constitute, and appoint Mr. SHIVA
RAJ MEHRA, as my true and lawful attorney for me and in my name and on my behalf and at my cost and risk
to do, execute and perform all or any of the following acts, deeds, matters and things written hereunder that is
to say:-

1. To negotiate and finalise sale of said properties more particularly described in the schedule hereunder
written and to decide consideration thereof.

2. To sell, (either by public auction or privately) dispose of, in any manner whatsoever, or sell and assign,
nominate, convey and transfer said properties more particularly described in the schedule hereunder
written, for such consideration and subject to such covenants as the Attorney may think fit and proper.

3. To accept consideration and/or any part thereof, and to discharge duties as a seller/vendor/
Transferor/Nominator, and to receive and collect Income/s or any/other amount/s of money that may be
due or may become due to be received by me in course of time/period on my name and on my behalf in
respect of the said properties and/or any part thereof, and to sign and pass valid receipt or receipts for
the same.

4. To execute any and/or all Agreement to sell, Agreement for sale, Deed of Sale, Nomination Agreement,
Deed of Rectification/Ratification, Transfer deed, Affidavit, Indemnity Bond, Deed of
Cancellation/Revocation etc. and/or any other relevant document/deed as the said attorney may think fit
and proper for the transaction for the said Properties.

5. To execute any and/or all document or documents, form or forms, declarations, indemnities, affidavits,
affirmations etc. that may be so required for effective transfer of the said properties or any part thereof
to and in favour of prospective buyer/Transferee/Purchaser.

6. To appear before the Registrar/Sub-Registrar of Assurances of any District/Sub-District anywhere in


India and to admit execution of aforesaid documents, including Agreement to sell, Agreement for Sale,
Deed of Sale, Nomination Agreement, Deed of Rectification/Ratification, Transfer deed, Affidavit,
Indemnity Bond, Deed of Cancellation etc. for the said Properties.

7. To engage, employ and dismiss any agents, clerks, servants or other persons in and about the
performance of the purpose of these presents as the Attorney shall think fit, which may be required to
be done by me for the said Properties.

8. To appear before the Authority/Authorities of any district or sub-district, Registrar of Co-operative


societies appointed or to be appointed under any Act, or Law for the time being in force for the said
Properties.

9. To appear before the Chairman, Secretary, Working Committee, Managing Committee of the Co-
operative Housing Society appointed or to be appointed under any Act, or Law for the time being in
force in respect of the said Properties.

10. To Attend, Represent, Vote, as a proxy in the Meetings of the Co-operative Housing Society,
condominium of Apartment owners and/or any other corporate body wherein I may be a member in
respect of the said Properties.

11. To pay, settle, adjust, deduct, and allow all accounts, Maintenance, claims and demands, assessment
and repairs and other outgoing in respect of the said Properties.

12. To execute, carry into effect and perform all agreements and contracts entered into by me with any
other person or persons, as my own act and deed and/or to cancel and / or repudiate the same without
making me liable for any loss or damage by reason thereof in respect of the said Properties.

13. This specific power of attorney has been executed by me without any monetary consideration
whatsoever.
AND I the above named Mrs. MILI SHIVRAJ MEHRA, do hereby undertake to ratify whatever my
Attorney under this power in that behalf herein before contained may lawfully do or cause to be done in and by
virtue of the presents, this specific Power of Attorney is executed by me without any monetary consideration
whatsoever, a photograph of my constituted attorney is affixed herein below for identification and confirmation.

: SCHEDULE OF THE PROPERTIES HEREINABOVE REFERRED TO:

(1) Flat bearing No. R admeasuring 1148 sq. ft. built up area on the 7 th Floor in the Building/Block 5 (Aral)
of the “Merlin Warden Lake View” at 104, Bidhan Nagar Road, Kolkata 700067 together with One
Open Car Parking Space situate and lying at Mouza Ultadanga in Dihi Panchannagram, sub
Registration Office Sealdah, in the District of 24 Parganas.

(2) Flat/Unit No. 705 admeasuring 1050 sq. ft. Super built up area on the 7th Floor in the Building/Tower
E Known as “Sun City” at 105/1, Bidhan Nagar Road, Kolkata 700067 alongwith One Covered Car
Parking Space comprised in Holding No. 26/175 Division No. II Sub Division 10 within Police Station
Maniktolla, Sub-Registry Sealdah, Regitry Alipore in the District of 24 Parganas (South) under Ward
No. 32 and within the limits of the Kolkata Municipal Corporation
