SPECIFIC POWER OF ATTORNEY

BE IT KNOWN TO ALL TO WHOM THESE PRESENTS SHALL COME that We, (1) Mr.
SIDDHARTHA BHATTACHARYA alias SIDDHARTHA SAMIR BHATTACHARYA aged about 42 years, PAN:
AGQPB7395H & (2) Mrs. MALVIKA BHATTACHARYA alias MALVIKA SIDDHARTHA BHATTACHARYA,
aged about 41 years, PAN: BDDPB3637H, an adult, residing at 52 Newton Road 20-05 Newton Gems
Singapore 307992 hereinafter referred to as the “Executant” (which shall include our heirs & legal
representatives, administrators, executor and permitted assigns).

WHEREAS we are the owner and/or well and sufficiently entitled to the property mentioned in the
schedule written hereunder, (hereinafter for sake of brevity and convenience shall be called and referred to as
the “Said Property”).

WHEREAS we have decided to sell, dispose of the said Property to prospective Purchaser/s and due
to our professional/personal commitment, we are unable to personally complete the required formalities, hence
it is expedient and we are also desirous of executing this power of attorney in favour of Mr. SHYAM
MAHESHWARI we hereby appoint, nominate and constitute Mr. SHYAM MAHESHWARI, aged about 44
years, PAN: ABNPM5560H an adult, residing at Flat No. 1903, Oberoi Gardens – I, Oberoi Gardens C. H. S.
Ltd., Thakur Village, Kandivali (East), Mumbai - 400101, (hereinafter referred to as the “Attorney”) as our true
and lawful attorney, in our name, place and stead.
NOW KNOW YE ALL AND THESE PRESENTS WITNESS that we for ourself, our heirs & legal
representatives, administrators, executors and assigns do hereby nominate, constitute, and appoint Mr.
SHYAM MAHESHWARI, as our true and lawful attorney for us and on our name and on our behalf and at our
cost and risk to do, execute and perform all or any of the following acts, deeds, matters and things written
hereunder that is to say:-

1. To appear on behalf of us on our name and concerned Registrar/Sub Registrar of Assurance having
jurisdiction and present for registration and admit execution in respect of the said property and to do all
acts, deed, matters and things necessary for effectively registering the Agreement to Sell (Sale only),
Agreement for Sale (Sale only), Deed of Sale (Sale only), Deed of Rectification/Ratification, Transfer
Deed (Sale only), Affidavit, Indemnity Bond, Deed of Cancellation/Revocation etc.

2. For the avoidance of doubt all proceeds money, cheque/s, payment/s related to the sale of the said
property shall be deposited directly to my nominated bank account by Cheque/s, RTGS, NEFT, Bank
Transfer, etc. in favor of Mr. SIDDHARTHA BHATTACHARYA alias SIDDHARTHA SAMIR
BHATTACHARYA. Our attorney may/can collect the Cheque/s / P.O.(s) / D.D.(s) etc. on our/my behalf
and shall deposit the same in our/my nominated bank account within 2 (two) working days.

3. And all whatever the said Attorneys shall do or cause to be done in pursuance hereof, we do hereby
agree to ratify and confirm.

AND we the above named (1) Mr. SIDDHARTHA BHATTACHARYA alias SIDDHARTHA SAMIR
BHATTACHARYA & (2) Mrs. MALVIKA BHATTACHARYA alias MALVIKA SIDDHARTHA BHATTACHARYA,
do hereby undertake to ratify whatever our Attorney under this power on our behalf herein before contained
may lawfully do or cause to be done in and by virtue of the presents, this specific Power of Attorney is
executed by us without any monetary consideration whatsoever, a photograph of our constituted attorney is
affixed herein below for identification and confirmation.

Tower A alongwith exclusive right to use 1(one) Covered Parallel car parking space bearing No. 146/146A at
(P1) level of the Kalpataru Towers C. H. S. Ltd., situated opp. ESIS Hospital, off Akurli Road, Kandivali (East),
Mumbai - 400101, constructed on the plot of land bearing CTS No. 134C, 132A/1 to 132A/3, 135A, 135B,
135C & 136, situate lying and being at Revenue Village Akurli, Taluka Borivali, in the registration District and
Sub district of Mumbai Suburban within the assessment jurisdiction of R/South ward of the MCGM.

IN WITNESS WHEREOF we, the abovenamed (1) Mr. SIDDHARTHA BHATTACHARYA alias
SIDDHARTHA SAMIR BHATTACHARYA & (2) Mrs. MALVIKA BHATTACHARYA alias MALVIKA
