CHAPTER-1
• Individualities
• The pupil pursuing advanced education in non-native metropolises
• Digital Gadabouts
• Freelancers and people working on short term contracts
• Single women
• Young working Professionals
The following are some reasons which explain, why you should consider going for a
Co-living Space?
• Ease of living
Still, co-living would, really, if there ever was the ease of living ranking among real
estate immolations. Especially for civic millennials, who move jobs (and homes) every
20 months or so.
The whole process of shifting to a new place becomes easier than opening a bank
account, when furnishings, kitchen serviceability, and conservation services are taken
care of.
• Budget or Cost of Living
Utmost youthful professionals simply cannot go to buy a house in the megacity. So,
renting becomes the only option. However, the serviceability are no longer your
responsibility, If you choose to live in aco-living space.
Do n’t worry about paying the electricity bill or going over your yearly internet gigs.
It’s all taken care of.
There’s only so important that you can remember and the water bill shouldn't be on that
list. utmost of the co-living has different plans — grounded on internet operation,
Television watching, and gas consumption – the takers can choose from.
• Sense of community
Millennials are frequently perceived as lone rangers in pursuit of their own paths. As
free as catcalls, they explore new mid airs, putatively in no hurry ‘to settle down’.
Still, the trip can frequently get lonely. Studies suggest that further than 40 percent of
millennials suffer from habitual loneliness.
“Imagine you ’re a graphic developer and there’s a coder in one room, an investment
banker in the alternate and your roommate is a videographer.
The possibilities of what you could produce at the comfort of your workspace within
your living space are endless” says Sait. The ironic part is people are unconscious to
the actuality of this new way of living.
• Safety
Domestic safety is further than just having a security guard. It’s about a sense of good
that space exudes.
When you conclude for a co-living space, you can be sure about 24-hour security,
CCTV surveillance, access card entry, background verification, and webbing process
of the staff as well as residers.
This niche garden member is a lot more systematized and transparent than PG
lodgement and renting options, making it a safer choice for millennials in a new
megacity.
• Life choices
The conception of community living isn't actually new. What’s new is that, unlike in
the history, millennials are drawn together by life choices and not so important by
religious confederations or other considerations. Youths prefer domestic spaces that are
more flexible and social. Home is where the fun is!
• Free Of Landlords
Co-living opens up when it comes to meeting new people, said that diversity is what
makes co-living an instigative experience and their residers don’t want to leave
formerly they witness the gratuities of living down from potty landlords.
He says, “Everything happens on the CoHo mobile app, we don’t need to constantly be
breathing down our tenants’ necks like traditional landlords”.
• Health & Fitness
Hermosa Muer, a part ofCoLive.in, in Bangalore is a women’s only co-living space that
offers a spa, swimming pool, Zumba cotillion classes, tone- defense, and safety training
and an exclusive womanish fitness coach. All other co-living spaces offer analogous
fitness structure so traveling for your health is a thing of the once
• Chancing your place in the world
For people who can’t go to buy or rent real estate on their own, who wish to see the
world, or who just aren’t relatively ready to settle down in a single place, co-living
offers an inconceivable occasion to find fulfilment. As one of the top networks of co-
living spaces around the world, Roam is designed for a variety of people with unique
requirements.
• Sequestration when you need it
Indeed, the most gregarious people occasionally need a little time alone, and with co-
living spaces, you can clearly have the stylish of both. So, indeed though co-living
fosters a sense of community and of being around others and uniting with them, you
can still enjoy some important- demanded quiet time.
We are witnessing the birth of what is likely to go onto become a $100B industry within the
next few years.
• Request size
While China dominates this map as well, the request share is lower compared to the number of
colivers in the region. Indeed, though India has 10x tenants compared to Europe or USA, the
request sizes are similar in these regions.
• Avg. rent paid by each tenant each month
While room sharing is a common practice in China and India, tenants in the western world
prefer their own space and room. This factor, combined with the profitable difference between
colourful husbandry, has redounded in avg. rent paid by a Coliving tenant being veritably
varied across different.
We live in an encyclopaedically connected world and this has led to the real estate sector
passing dislocation led by vagrant millennials, who are reconsidering the meaning of ‘living
‘and ‘working’. The conception of combined frugality ‘has just started to unfold in India and
the days ahead look much more instigative. Unlike earlier when ‘power’ was abecedarian to
success in life, moment ‘participating ‘has taken the centre stage. While the idea is important
apparent in the transportation sector, it has been gaining traction in the marketable real estate
member under ‘co-working’, and ‘co-living’ on the domestic side. The rising population of
millennials and their share in the pool are crucial to these changing times. In 2018, millennials
constituted around 42 of the pool in India across top seven metropolises (Mumbai, Delhi NCR,
Bangalore, Hyderabad, Kolkata, Pune and Chennai), and are anticipated to grow at 6 CAGR
by 2023. Also, 40 of the millennial pool is settlers who have limited budgets, but rate
inflexibility and convenience at the top. The ‘co-living’ conception is a reflection of the asset-
light model that was innovated by the hospitality sector. The conception is fast arising as an
indispensable domestic real estate immolation, preceding as a sustainable result to the ever-
growing civic space failure. While keeping sequestration sacrosanct, ‘co-living ‘emphasizes on
social exchange, inflexibility and affordability, hence making it the talk of the city. In Asia-
Pacific region, India has come the torchbearer in the ‘co-living’ space with several players
looking to snare a share of the burgeoning occasion. The ‘co-living’ request in the country is
anticipated to grow at a CAGR of 17 in the coming five times to touch nearly INR 1-trillion.
Among the colourful metropolises, Delhi NCR will constitute nearly 40 of this implicit request
occasion by 2023, followed by Mumbai at 25. India, thus, provides a blooming occasion for
inventors, investors and indeed start-ups in the ‘co-living’ spaces.
In a global climate of ever rising costs and shrinking coffers, communities and enterprises are
coming together to produce products and platforms that are changing how we live, work and
play. Participating coffers is at the heart of utmost of these innovative immolations. From
participating lifts and high- end outfit to participating workplaces and indeed living spaces-this
is truly an age of retaining gests over means. Fleetly changing technology has disintegrated
much of the diurnal patterns of our lives moment by not only breaking down traditional
structures, but also creating new openings to fill this gap. Co-working is such a case of
innovative participated spaces in recent times, followed by the imperative member of co-living.
We believe that important as what co-working has been to the traditional office, co-living will
be to the rental casing sector. Co-living is also one among the numerous fleetly arising patterns
of our civic life that brings with it implicit business openings. The introductory conception is
hardly new. The ‘boarding houses ‘of a 1940s New York City or London housed single
working professionals in important the same way that the ‘mess houses’ of Calcutta or ‘PG’
lodgement of Bombay did during the same times. What has changed moment, still, is the
emergence of purpose erected co-living spaces constructed and/ or managed by professional
enterprises who decreasingly perceive occasion and healthy returns on their business
investment. Co-living is being seen as a real and present occasion with adding figures of
professionals as well as youthful families choosing to partake living spaces in mature
husbandry like the US and the UK. These requests have formerly seen the rise of ingrained co-
living set-ups. A world-wide pattern of soaring civic property prices and stagnant stipend,
together with the rise of digital gadabouts, are all bringing the global ‘participating frugality’
near home. In India too, this rising gap between where and how people want to live and what
they can go is challenging the development of generalities like co-living. Utmost youthful
professionals migrating to metropolitan metropolises moment face a choice between spending
a big share of their holdalls on renting their own space, or moving into participated house at a
bit of that cost. Seeing this demand for participated rental accommodation, unorganized as well
as organized players have begun to produce immolations to suit the need of similar migratory
millennials in India’s leading metropolises. To collude, understand and prognosticate the
development and growth of this participated casing member, JLL Research conducted a
demand check targeting millennials across the top seven metropolises of Mumbai, Delhi NCR,
Bangalore, Hyderabad, Chennai, Kolkata and Pune. The attendant analysis of the check
findings has gone into our present report, Co-Living – Reshaping Reimbursement Casing in
India. The report indicates that the force of beds by organized co-living players is anticipated
to increase to about across the top seven metropolises by 2023, with Delhi NCR and Bangalore
counting for further than 50 of this accretive capacity. According to our analysis, by 2023,
India’s civic co-living request is set to come a INR 1-trillion occasion. Clear assignation for
organized participated space drivers, original landlords, property possessors as well as real
estate development enterprises to enter the member while it continues to be at a incipient stage
in India. As a suggestion of unborn openings, indispensable means similar as co-living are
gradationally coming into the radar of domestic as well as overseas investment enterprises.
Several large global finances and institutional investors have shown active interest in co-living
systems, with Sequoia, Nexus Venture Mates and Goldman Sachs formerly committed to the
sector. The report foresees this youthful participated living request continuing to bere-shaped
during its incipient times. Drivers will also continue to experiment with multiple models in a
shot to offer end- using migratory millennials more participated living gests.
INDUSTRY STRUCTURE:
• Coliving Accelerator Program
My favourite idea creating an accelerator program devoted to Coliving systems. The
program could include backing, office space, mentorship, and indeed lists of operating
spaces (casing). Also, it ’d be amazing to have actors of one batch living together during
the time at the accelerator. In short, creating a Coliving space within a Coliving
accelerator.
• Remote Year for Community Directors
This idea has been entering a lot of positive feedback, but unfortunately no action yet.
In short, all spaces struggle with great community directors. The result would be to
produce a one- time training program, in which community directors would stay in
different spaces and get trained. In exchange, they could subscribe up to working for a
time minimum at one of the spaces.
• Crowd sourced Coliving Instagram
In the veritably “Humans of New York” style, one could imagine a “Humans of
Coliving” type of Instagram or Facebook story- telling. The account could also be run
by several spaces, or have spaces transferred in their stories to a master account. This
action would produce further attention and mindfulness from the demand side.
• Open Coliving Challenge
Challenges similar as XPrize allow businesses to introduce and ultimately admit
backing and/ or support for their ideas. While we had some contests around the future
of living, I ’m yet to see a real estate inventor, bank or indeed megacity produce a
Coliving challenge of its own.
• Coliving Tour Package
Analogous to the “remote time for community directors”, this would be a 6 or 12-month
long trip for Coliving residers. The idea is to pay for a yearlong experience that would
guide colivers across several spaces and give them a feeling for what Coliving is. This
would simply bear for many spaces to come together, produce an immolation, and
promote it.
• One- Stop- Shop to Build Coliving Spaces
Need to produce your conception? Find a house? Hire a community director? Produce
a contract? Everything possible with one click by adding the item to the store
handbasket. The “Coliving one- stop- shop” is what exists presently as inventors and
real estate design directors, but made simple and fluently accessible for people who just
need certain outsourced services.
• Architect Slack Channel
Where should Coliving drivers go to change on Coliving ideas and problems?
Unfortunately, no platform has truly taken off yet. Coliving Facebook Groups similar
as Coliving Space Authors or Coliving Mecca are active, but the Facebook platform
isn’t great for multiple channels and larger input. Meanwhile, Co-Live launched their
Mighty App yet has low engagement at this time.
We need someone to produce a platform for Coliving drivers and be there to amp it,
meaning to connect the right people to the right questions and make the right prolusions
between authors.
• Coliving Authors Matchmaking
Kind of Tinder for Coliving authors. I ’ve been seeing numerous people wanting to start
analogous associations and it could save a lot of time connecting them. An MVP way
to break this would be to have a forum with vestments of enterprise and people opining
if they ’re presently erecting one. And the pre-MVP interpretation is simply — reaches
out tosuper-connectors that can help you (including myself).
• Quora for Coliving (F.A.Q)
How do you elect residers? What types of real estate contract do you choose? Where
do you vend your space? While I ’ll be tête-à-tête canvassing 100 authors during my
Coliving world stint, we ’d need a forum- type of FAQ devoted for Coliving questions
only. This could break a lot of questions & answers, especially since it’s a new
assiduity.
• Global Coliving Pass
And the last one a class that allows you to stay in several locales around the world.
Analogous to Copass for coworking or Hostel Pass for caravansaries, the idea is to
produce an immolation in common cooperation with multiple spaces. Pass members
will also be suitable to travel around the world and access Coliving spaces without
having to worry about the fiscal part.
1.5 INDUSTRY OUTLOOK:
India’s civic casing aggregate is a slanted bone with the biggest proportion of the population
base being the most under- served. While the issues of adorably priced casing for the
marginalized, low- income groups are well- proved, the lack of standardized rental casing
options for those gravitating to India’s large profitable centres has not yet plant important
resonance. Maturity of the metro metropolises are bursting at their seams due to fleetly growing
in-migration, which has put considerable pressure on the being reimbursement casing set-up.
With further millennials entering the pool and continuing to contribute towards a major
proportion of the population, their life choices will contribute towards a lesser need for
organized rental casing. Further, limited accommodation capacity within academic institutions
for scholars in advanced education is also likely to act as a demand motorist for analogous for-
rent accommodation. Still, the conception of participated rental accommodation in
metropolises/ locales offering employment and academic openings isn't a new bone. The
migratory pool and scholars have been serving similar participated reimbursement
accommodation options for the last 3 to 4 decades. League I metropolises offering abundant
employment options and bettered academic openings have always attracted youthful settlers.
What's different now is the type of bettered, organized participated rental accommodation
options that the settlers can pierce, which are a considerable enhancement over the informal
rented accommodation that was available earlier. At present, utmost of this demand is being
provisioned to by the informal reimbursement casing request, thereby creating an occasion gap
for an advanced product immolation by organized players. Millennials moving into new
metropolises for work or education are left to deal with negative comprehensions harboured by
landlords and homeowners about those who are single or scholars. This coupled with the
limited vacuity of quality accommodation that meets the introductory conditions, makes the
stay in these unorganized set-ups, (PGs/ dorms/ caravansaries) a not so favourable option for
millennials, who having advanced disposable inflows are indeed ready to spend a little further
to enjoy better life norms with experience being a crucial element of their consumption pattern.
CHAPTER-2

The companies that make the cut are the bones who demonstrate promising performance on
multiple parameters, including request size, marquee investor interest, excellence in
prosecution, and unborn growth prospects.

with property possessors who cleave to the Colive domestic protocols.
2.1 Financial Performance
Weakness:
• Bugs in Application.
• Company has no reputation (as of yet): It is start-up company that is new to the market,
have not been able to develop a reputation. As there are a service, we are intangible,
meaning a reputation cannot be built until they have satisfied customers.
• Very strong community although with a niche focus.
• High rents and well above market rate for residential short-term stays.
Opportunities:
• The paying guest market in India is largely unorganized, with a huge gap in affordable
living space.
• The PG & hostels market is estimated to be about $40 billion in India, and the market
is growing at 16-18 % pa.
• Adding a genuine coliving offer could be both a commercial opportunity and a way to
bolster overall impact
Threat:
• With lowered barriers to entry, lots of organized PG & Hostel are coming up which
provide better service than colive. Also, it has threat from its competitors like Nestaway,
Homigo, zolo, Oyo, Comfystays & StayAbode.
Fig.4 Leads interested in accommodation from different states, more response collected from
Bangalore and PUNE
Fig.5 Data collected based on leads Budget at the time of pandemic
Fig.6 This data shows us behaviour of leads wanted equip accommodation based on
how urgent it is.
Grounded on the data gathered by presiding schedule the following observation are made
grounded on objects. Did competitive analysis for Colive which helped strategy platoon in
decision timber. I delved 6 systems for competitive analysis and gathered all information
needed to connect the blotches for our design, where exactly we can chase our challengers.
It's Commodity that was learnt after every post and assignation I transferred and every response
that I entered was making me happy but also wasn't an easy task. The entire thing was done by
online platform so every response that I got felt like a deal was done. But the fact being a
response for a query is just a simple query and is nowhere near of being unrestricted deal. I
was disappointed every time it happed that the replier backed out after hearing the budgets, and
operation which was launched lately was having lower subscriber which was also a tough task
to get a conversion. Still, the stylish benefit in social media lead generation is to concentrate
on high leads with the help of advance targeting. Nonetheless, the Marketers analysis says that
perfecting the quality of social media lead generation is veritably important.
4.2 Learning Outcomes
Colive is start-up and if we look at their profit, they're growing day by day. Colive moment
provides amenities similar as housekeeping, WIFI, DTH, repairs and conservation and food.
Working together with SAMI platoon was an amazing experience and also helped me in
understanding how business function and gives veritably precious experience sapience and
assignment in supereminent generation, client running, satisfying client to buy our service. I
also learn business expansion and request exploration it was my final design. I learnt about the
customer accession and learnt about how important external influencer gives to your business
Colive in Bangalore is dependent upon original agents and original merchandisers. So, for that
first work on brand mindfulness because colive was start-up. I've come more knowledgeable
and confident as a person. I actually applied my knowledge of the deals and marketing sphere
which I'm gaining during my post-graduation.
4.3 Recommendations
• The company is open to produce further metropolises also they should concentrate on their
staff creating confidence and a good work air which stimulates the growth of the company.
• The deals department has enhanced when compared with former time. Other department can
be amended and developed in the same way for the forthcoming time.
• Staff meeting can be conducted periodically to motivate the workers and perform award with
instigative cash price can be introduced to spark the hand growth formerly in a month.
• Specialized platoon must work on operation as it has pause in the App which lower
engagement in it.
• The company can give training session to staff which helps them gain knowledge and
examiner and that automatically leads to profitable company.
4.5 Conclusion
This one and partial month of externship at Colive can be added up as the most enriching and
passing month of life. The Co-living assiduity has a lot to offer and so important eventuality to
be a billion bones assiduity. And every day was a new literacy experience in the commercial
world. I've come more knowledgeable and confident as a person. I enjoy this line of work and
hope the company turn out to be great thing. I'll continue to work hard in my position and
stopgap to continue to learn about the assiduity and meet new people. This was an excellent
experience and I hope that other inter got as important out of it as I did.
