Design brief

Mass housing design


The project is proposed to accommodate Arbamich town residents of inner city redevelopment mass
housing. From the last semester analysis of housing and house hold ratio.
INCOME GROUP OF THE SITE ANF THEIR ALOCATED SPACE

From the table above we can conclude that the total space provided for low income groups is 55,000 m2
and for medium income groups is 61,280m2 and lastly the area provided for high income groups is
30,720m2. There for the total number of area provided for housing units are 147,000m2.

And at the same time we propose a dabble rentable typologies for the purpose of income generation for
all economic class there for the total area will be 441,000m2

From privies information space allocated for residences is 0.09Skm2 which is equal to 90,000 m2, but we
used 30,000m2 area and live the rest for future expansion and then when we divide the demanded space
(441,000m2) for already available space(30,000m2) the result is 14.7 or the ratio is 1:14.7 which implies
the space needs more than 15 story
Whereas now we have to consider the co-housing and the multi-generational housing concepts of mass
housing for this redevelopment.
Multi-generational housing

 three or more generations of the same family living together, or


 two generations of the same family living together, consisting of parents and one or more adult
children (over the age of 25) or
 two generations of the same family living together, consisting of one or more adult children
(typically middle aged) and their elderly parent(s)
Based on the analysis done before 25% of the residents live within multi-generational family
whereas co housing is choosing to live as a group with others that share a common purpose is a social
practice undertaken.
In Ethiopian contest there is a strong social interaction in their living environments especially in rural
areas practiced up to now. When we see the urban areas this trend is died. But now the concept of mass
housing promotes this strong social and cultural interaction of the society. The main challenge is
providing space for this activity. As we are doing high rise building we have to consider the vertical and
horizontal or the land scape of the area to be provided.
The project will address the following functions
Commercial spaces
All services should be supplied to service heads within the commercial unit, and should be separately
supplied and metered.
As we provide 150 house holds in the building the ground floor and 1st floor will provide for commercial
uses. Which includes shops, pharmacy, game zones.
Outdoor play and games areas
Appropriate, play facilities will be provided for children of different age groups. It should be suitable for
the scale of the development and should take account of the catchment area for each age group.
Teenagers, for example, have a much larger radius of operation than small children and they may prefer
to share facilities with others of their age group off-site.
According to the single building averagely 75 children will be present. For these children we will provide
play ground in the site and play stations space on the building.
 We will develop a flexible play and recreation strategy. The aim should be to provide both formal
and informal play spaces that will suit the target age groups. Include grassed areas.
 Locate play areas so as not to disturb nearby residents but so that they can be overlooked and
supervised informally.
 Provide adequate space and seating facilities for supervising adults especially in play areas for the
under-fives.
 Provide shady areas so that children are protected from direct sun.

Soft landscaping
Soft landscaping can have a significant impact on the local environment and quality of life.
The landscaping will take into account its effect on the local microclimate in relation to solar shading,
overshadowing and shelter from winds.
The extent and type of planting in communal areas must be water saving plants which has a small leafs to
be adopted the local environment.
Hard landscaping
Hard landscape will be designed for areas which are unsuitable for soft landscape and to provide safe and
convenient areas for pedestrian use. It consists of the path ways seating areas and the like.
The selection of materials and details should take account of the need for permeability, durability and low
maintenance.
They must look good and provide a quality of appearance from a range of viewing distances.
Form and layout
Public space/communal spaces will be clearly located within the public realm and building frontages that
give positive definition to the shape and function of outdoor spaces.
Access between the public and private areas will provide an clear route to the building entrance, which
will be safe and well lit, with clear sight lines.
The buildings will afford natural surveillance of all public and private communal areas including car
parking, cycle stores, entrance areas and play spaces. Care should be taken, however, to maintain a
reasonable level of privacy to private areas by minimizing visual intrusion.
External appearance
Windows and doors used to describe a building, identify the entrance, give human scale and reinforce the
vertical and horizontal rhythms of a street.
Openings and balconies will respect the surrounding fabric whilst generating a synergy and establishing a
character and identity of their own.
