TANYA FRANCESCA SINDO CELDRAN, of legal age, single, Filipino and with
residential address at Apartment 12, 12360 83rd Avenue, Kew Gardens, New York; and

OLEGARIO BAGO NADUMA LAW FIRM (ROBN LAW) and its lawyers and/or staff, likewise

Carmen, Cagayan de Oro City, to be our lawful attorney-in-fact and representative, and for that

LATE FRANCIS CATANE CELDRAN located at Barangay Damilag, Manolo Fortich, Bukidnon
with an area of Thirty Two Thousand Nine Hundred Thirty Two Square Meters (32,932 sq. m.),
more or less, covered by Transfer Certificate of Title No. T-22706, issued by the Registry of Deeds
for the Province of Bukidnon (hereafter the “Subject Property”), and more particularly described
as follows, to wit:

A parcel of land (Lot 5, Psd-10-008326, being a portion of F-V (VII-4) 1542-D)

situated in the Barrio of Damilag, Municipality of Manolo Fortich, Province of

Provincial Road., on the N., along line 3-4 by property of Federico Llanes., on the
NE & E., along lines 4-5-6-7-8 by Alae Creek., on the SE., along line 8-1 by Lot 4, of

6545.83 m. from BLLM No. 2 of Barrio of Tangculan, Maluko, Bukidnon.

appropriate governmental authorities for transactions involving the Subject Property;
 4. To sign for and in our behalf all such papers and documents required or necessary
by us to be done by virtue of these presents; and

HEREBY GIVING AND GRANTING unto our said attorney-in-fact full power and
authority to do and perform all and every act and thing whatsoever requisite and necessary to be
done in or about the premises, as fully to all intents and purposes as we might or could lawfully
do if personally present, and hereby ratifying and confirming all that our said attorney shall do or
cause to be done under and by virtue hereof.
