DEED OF ABSOLUTE SALE

 
KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE, made and executed this ________________ by and between:
 
Spouses DARWIN M. SIO and FLORENCE A. SIO, both of legal age,
Filipinos, and currently residents of Villa Carolina III, Lapaz, BULACAN City,
hereinafter referred to as “SELLERS”;

and

DR. JAN CARL D. BAN, of legal age, Filipino, single, and a resident of Sta.
Rosa Subdivision, Barangay Tagbac, Jaro, BULACAN City, Philippines,
hereinafter referred to as “BUYER”;

RECITATIONS:

WHEREAS, SELLERS are the true and rightful owners of a parcel of land known as Lot No. 21 Block 19
located at BULACAN City with a land area of ONE HUNDRED TWENTY FOUR (124) SQUARE METERS,
more or less, and covered by Transfer Certificate of Title No. 095-2014 and more particularly described
as follows:

A parcel of land (Lot 21, Block 49, Psd-0630, being a portion of Lot 470-B, Psd-06-773153), situated in
BULACAN. xxx Containing an area of One Hundred Twenty Four (124) square meters, more or less. xxx

WHEREAS, SELLERS desire to sell the aforementioned parcel of land and BUYER is able, willing and
ready to buy the same for the price of FIVE HUNDRED PESOS (P500.00);

NOW THEREFORE,  for and in consideration  of the total sum of FIVE HUNDRED PESOS (PhP: 500.00)
Philippine Currency, hand paid by the BUYER to SELLERS, SELLERS  hereby SELL, TRANSFER, and
CONVEY by way of Absolute Sale unto herein BUYER, his heirs and assigns, the certain parcel of land
free from all liens and encumbrances of whatever nature including real estate taxes as of the date of
this sale.

IN WITNESS WHEREOF, the parties have hereunto affixed our signatures, this ___________________ at
BULACAN City, Philippines.
